Imagine a spacious yet functional space that proper-ly houses the latest clothing purchase. To most, a big,organized closet would be a dream come true.Closets can sometimes have limited space, which

makes organizing a cramped task. Enlisting the ser-vices of a closet remodeling company is one way tode-clutter and revamp any closet.

Out with the OldThe essential first step to preparing for a closet re-

model is to carve out some time and simply go throughthe closet’s contents from top to bottom. Get rid ofclothes, shoes, accessories, handbags and seasonalwear that hasn’t been worn in at least one year. Some-times you don’t realize how much you have and howlittle it has been used until the contents are gonethrough piece by piece.Marty Wehr, owner of Closet and Storage Concepts

you to identify what modifications need to be made tothe space based on the types of clothing worn. If busi-ness attire is worn most frequently, higher hangingracks may be necessary to ensure that clothes staywrinkle-free and don’t drag on the ground.Going through the closet first will help in prioritiz-

ing what modifications are most needed such as the ad-dition of drawers, higher hanging clothing racks ormore shelving for storage. It will also ensure that the

space is de-cluttered, making it possible for the remod-eler to enhance the closet’s functionality.

the space or surrounding walls. Sometimesknocking down a wall may be necessary if thespace is too small to make worthwhile im-provements, but not in most cases. Most com-panies will work within the closet space pro-vided, Wehr says.The cost of the closet remodel is often based

on the materials used to remodel the space.This includes the type of wood-grain selected,the number of drawers installed, the additionof mirrors or decorative pieces and additionalaccessory racks.“On average, a reach-in closet ranges from

$1,500 to $2,000 and a walk-in closet is$2,500 to $3,500,” Wehr says.Generally, a closet remodel will take no

longer than five days, depending on how muchwork is being done. “A typical walk-in closetwill take one to two days, but for the more in-depth projects, it can take three days or longer,especially if we’re redoing the flooring or

something,” Wehr says.

Closet trends vary across the nation. Alltrends are influenced by the geographic loca-tion and cost of materials, Wehr says. So, thetrends on the East Cost will look different thanon the West Coast. “At least 70 percent of theclosets we do in Colorado are in wood-grain,”he says.

Let the Experts Lead

It’s common to be uncertain about whatmodifications are needed to make the closetmore functional. It’s OK to only have a generalidea of some desired changes before calling aremodeling company, because leaving it to theexperts to guide the process is welcomed. Theexperts can refigure the space in ways youwould have never thought possible.

“We’re the experts. Most people look to usto make their closets more functional,” Wehrsays. “They may have basic ideas, but wemake it logistically happen and that’s ourjob.”

Keep grass green with proper wateringIt’s pretty bad when you have to don

protective gear in order to mow thelawn. I discovered this overa long weekend, when I de-cided to groom the yard.We had stopped wateringthe back lawn more than ayear ago because of a bro-ken irrigation system, and,as an experiment straightout of “America’s ToughestTurfgrass,” have beenwatching in amazement asdifferent species of turf bat-tle for supremacy in a low-water landscape.I had thought the buffalo

grass was going to win, and that’s stillwhere my money is. Buffalo grass is anexcellent low-water, low-maintenancegrass that is steadily creeping across thebackyard in its quest for dominance. It’swonderful from a maintenance perspec-tive, since it doesn’t like fertilization,isn’t susceptible to many diseases thatpressure other grasses and can take acomplete lack of interest by the home-owner.

The bluegrass, however, is proving tobe a scrappy contender, and isn’t going

down without a fight. Overand over the turf gurus havebeen saying that bluegrass isan excellent grass for droughttimes, and I must admit I amnow a believer. After a seasonof only natural rainfall, it wason the ropes late last summerwhen a large gathering of peo-ple scuffed the dry lawn tobits.Imagine how astonished we

) are to find that the bluegrasshas made a dramatic come-back this season with a little

attention and rain. The gurus are rightin saying that the top growth of blue-grass goes dormant in heat and dry con-ditions, but what makes it an excellentchoice for drought is that the roots liveon, and will recover once cooler weatherarrives and a little moisture is given to it.Right now it’s in that clump stage

which signals that grass is under, or isemerging from, drought stress. Ratherthan forming a plush carpet on the sur-

face, grass will be thin to small with dis-tinct clumps in dry areas. This tell-taleclumping should help homeowners spotdry areas in their lawn, typically wheretheir irrigation is underperforming.Experts estimate that 80 percent of

lawn problems are caused by irrigationproblems. This is somewhat difficult formany folks to accept when they look atthe water flying everywhere while thesprinklers are on. Here are some quicktips for trouble shooting the problem.• Check the soil by pushing a slender

screwdriver into the ground around theyard. If it slides in easily in the green ar-eas but not in the brown, water is notgetting to the lawn evenly and thebrowned areas lack water.• In places where the screwdriver test

told you the ground is dry, turn thesprinkler system on to check the cover-age. The easiest problem to rule out isheads that aren’t operating properly.• If all heads are working, kneel down

behind them as they operate and lookclosely at where the droplets are going.Water should fall evenly across the areawithout overthrowing the brown zone,

or under throwing, which leaves drycenters in the yard, and the throwshould reach nearby sprinklers.

• Make sure the head is level. If it’sslightly tilted, don’t worry, most systemsare installed with flexible ‘funny pipe’that allows for small, quick adjustments.Just dig a bit of soil out from one sideand pack it in against the head on theopposite side to level it. Larger fixes mayrequire digging up the pipe or hiring asprinkler company.

Bluegrass goes dormant in hot weath-er if water is limited and may not greenback up when your irrigation is fixed.Water it normally to keep the crownsand roots alive and it will revive oncecooler weather sets in.

Estate could beeffected byunderwater propertyQ: I inherited a condominium in Naples, Fla. from my par-

ents. The property has a mortgage of $200,000 and is worthabout half that much. My parents owned it with my uncleand his wife, who are still alive, so I now have this propertyto split expenses including the mortgage with my uncle.I searched the deed and it came back with a special warranty

deed, which states that it is between my parents and my uncle asjoint tenants with full rights of survivorship. Am I now responsi-ble for paying my parents share or does this property now belongsolely to my uncle?

A: There are two parts to your question. The first part is whoowns the condominium. The second iswho is responsible for the mortgage pay-ments.

On the first question, you don’t ownthe condominium. When people ownproperty as joint tenants with rights ofsurvivorship and one of the owners dies,the remaining owners automatically pickup ownership of the deceased person’sshare of the property.

If three people own property jointlywith rights of survivorship and one dies,the other two become the sole owners. Ofthose two owners, when one of them dies,

the last one still alive becomes the sole owner of the property.

In that case, you and your father’s estate are not responsiblefor the condominium, its repairs, its taxes or any other expenseshaving to do with the condominium, except the mortgage.

Presumably, your parents signed personally for the mortgageon the property. As such, the estate of your parents still has liabil-ity for that mortgage. Interestingly, however, since your parentsare not making use of the condominium and the condominium isnow owned solely by your uncle, and he presumably is gettingthe benefit of the condominium, you might be able to claim thatyour uncle is responsible for the mortgage expenses as well.

That’s not a legal conclusion, as other factors may be involvedfor you. You should talk to an attorney on this issue. Your parentsmay have set up provisions in their will to pay off their debts,and the mortgage is certainly one of their debts. Your uncle andyour parents may have had an agreement as to how they wouldshare the expenses of the condominium and what would happenin the event of their deaths.

If your uncle is planning to sell the condominium, he’ll have towork with the lender on a short sale because the property isworth less than the mortgage amount. In a short sale, the bankwould accept whatever is obtained from the sale and, presumablyin the case of your parents, would waive any claim for the defi-ciency in the amount owed to the bank.

Depending on state laws and other issues, it might be worth-while to talk to an estate attorney in Florida to see if probatingyour parents’ estate could wipe out any debt obligation your par-ents’ estate might have to the bank given the value of the proper-ty. However, if your parents’ estate had a ton of money, theremight be other issues involved relating to probate law and estatelaw that could benefit your situation.

Buying a home is virtually a college course in science and fineart: the science of smart shopping and the fine art of price negotia-tion.But once most homeowners move in, they promptly forget every

savvy maneuver they learned at the bargaining table. They go backto paying list price for home essentials when a little creative bar-gaining can pay off.If you’re bargaining on price, rather than just shopping around,

it may feel uncomfortable at first. Not to worry, says New York at-torney Adam Leitman Bailey, author of “Finding the UncommonDeal.”“You have nothing to lose. If you’re going to ask people, ’What’s

the lowest price you’ll give me,’ they may not tell you,” he says.Here are five examples of where your costs might not be as fixed

as you think, with tips to help navigate the best price on goods andservices for your home.“When you’re buying a home, you’re comparing one home to

another,” Bailey says.” When you’re going in to buy furniture, youcan talk to two stores with the same couch and show a third storethe cheaper price and see if they can beat it.”One of his strategies is to ask to use the store’s computer. You

have to get a manager at that point, he says. Show them their com-petitors’ prices on the same merchandise. “Many times they’ll beatit on the spot.”Alternatively, you can also use your smartphone or wireless

tablet. Or research prices at home and carry printouts to the store.While two similar houses can be on different streets or have dif-

ferent features, Bailey says, “the great thing about a couch is namebrands are name brands.”Many of the techniques that work with furniture can also net a

better deal on appliances. Get those model numbers, then hit theInternet, Bailey says. Research will net you not just the best price,but also the points of comparison among similar products.As with buying a home, knowing what’s hot – and what’s not –

with buyers gives you a negotiating advantage. So if that appliancecomes in a few colors and you know one of them isn’t selling well,that might be a point for bringing down the price.This is also a time when it pays to consider the quality of your

information sources, Bailey says. “Just like with a home, you needa reliable seller,” he says. When you buy online, stick with bignames you trust, he says.“Some contractors will negotiate a price” on renovations and re-

pairs, says Tom Silva, general contractor for the PBS shows “ThisOld House” and “Ask This Old House.”Silva advises homeowners to get specific about what they get for

their money.The low-dollar bidder might leave out some steps that would
