New figuresreleases showrecent housinginventoryFigures were recently released showing

year-to-date volume for housing in NorthEastern Colorado. The numbers are about asexpected based on the government stimulusavailable last year at this time and lackthereof this year.In summary, Long-

mont started the yearrobustly ahead of lastyear, selling 36 per-cent more homes inJanuary, and 15 per-cent more year-to-date in February, on-ly to dip down tonearly 8 percent year-to-date in March.Boulder and FortCollins were alsodown year-to-date,7.5 and 9.8 percent respectively. The highpoints were in Loveland, where unit saleswere about the same as sold in 2010 year-to-date, while dollars transacted were up 2 per-cent. In Estes Park the number of homesand condos were both running more than 20percent ahead of last year, while dollarstransacted were up to a lesser degree.What is ahead? If you can consider taking

a vacation from the housing news for aboutfour months, it will be nothing but up. Rightnow, the market is trying to compare itself tothe last minute stimulus rush in 2010 wherebuyers were getting from $6,500 to changehouses, up to $8,000 to be a first-time own-er. Our normal summer bell curve was fastforwarded in 2010 to April through June,and trying to compete with that in the samemonths of 2011 will clearly leave all marketsin the United States showing losses monthover month for the next three months.What is the take away? Now is your time

to buy. While consumers and homeownerswill start feeling “double dipped” hearingthe numbers, they should be aware that thebad news is good news if they were wantingto buy, as mortgage rates may stay under 5percent for three to four months. After that,

As bulbs begin to peek through the sur-face in spite of the threat of snow, it’s ap-parent that spring is here. Temperaturescontinue to climb and spring flora addscolor to landscapes. Floral arrangementscan also incorporate the cheerfulness ofthe season inside when used in decorat-ing.Barb Vigil of Longmont Florist says the

staples of spring flowers – tulips, daffodilsand iris – create a nice and springy ar-rangement in any combination. Tulips inparticular are unique to this season, soscoop them up while they’re still inbloom. An arrangement of loose tulips ina single color in a glass vase will addcharm to any table.Diane Strong of Niwot Florist recom-

mends pairing spring flowers such astulips and hyacinth with wheatgrass for afresh spring arrangement. “Tulips and daf-fodils are inexpensive this time of yearand will definitely add a splash of color toyour home,” she says.For arrangements that also bring the

scent of spring into your home, Vigil rec-ommends stargazer lillies, tuberoses andfreesia as fragrant spring flowers. Thesesoothing spring scents are ideal for bed-rooms. They can be combined with other

flowers and plants for drama or keptalone for a stately and simple look.When putting together a spring ar-

rangement, keep in mind that some flow-ers, such as cut orchids, are available year-round, Vigil says. Incorporating differentflowers can make for interesting and ar-chitectural combinations.For a distinctively springtime look,

bulbs can be planted in pots. Paperwhites,a type of narcissus, can be grown in pots,in a dish of water and gravel, or even awater-filled jar. They’ll grow from bulbs totall plants with beautiful white blossomsin just two to six weeks. “Bulbs are veryeasy to force indoors; they don’t necessar-ily need soil and the more sunlight yougive them, the faster they’ll bloom,”Strong says. If needed, the plants can betied with ribbon to a stick for structureand to create a festive centerpiece forspring. Three bulbs placed in three ceram-ic dishes filled with gravel would create astriking arrangement on a dining table.Other plants can also be used to make

creative arrangements that bring life intodecor. Crab-apple branches, with their pe-tite pink flowers, can be used alone or in-corporated into floral arrangements for adifferent dynamic of structure and tex-ture. For those who are ready for sum-mer’s bright colors, Vigil says tropical ar-rangements are an option even in thespring.

Strong also suggests bedding plantssuch as pansies as short-term indoor dec-oration. She says the bright purple varietyis ideal for Easter-time decor.

Adding a vase of any spring flower to aroom will add cheer and color to anyroom. A small bud vase with a tulip orrose in each bathroom brightens thespace, bunches of lavender or lilac areideal for nightstands and larger arrange-ments in the kitchen and dining roomwill set a spring mood.

Dry winter took toll on conifers

The warm winter wasn’t kind to everything inthe landscape, and as spring brings its flush ofgreen, our pines and evergreens are looking a littleragged. Brown needles and dried up foliage hashomeowners worried over their trees.“Oh, yes, we’re seeing a lot of winter damage on

evergreens,” says Curtis Utley, Plant, Insect andDisease Diagnostician with the Colorado State Uni-versity Extension Plant Clinic in Jefferson County.“But the weird thing is that none of it showed upuntil after we had that bad cold snap in February.”February saw below normal temperatures, dip-

ping to 17 below zero on Feb. 2, and setting a newrecord for lowest maximum of minus 1 on Feb. 1.“We were real mild until then, and I think treescould still move a little water (into the canopy).”Needles on the verge of dying from the bone drywinter froze, says Utley, “that cold snap freezedried them, adding insult to injury.”The plant clinic has been receiving more than a

normal share of samples from trees with this dam-age, which shows up as dead needles that remainedgreen, instead of the typical brown. Browning nee-dles are usually from dry winter conditions and iscommon, especially on the south or west sides ofconifers.Arborvitae seem to have suffered from the deep

freeze more than other evergreens, although many

boxwoods and euonymous shrubs were damaged.When this happens, these broadleaf evergreenshave bleached leaves or leaf edges.If the tree had light damage, the buds should be

alive and grow this summer. But if the branch staysbrown, with no new growth after other parts of thetree have broken bud, prune it off.Wind also took its toll on many of the conifers,

wicking away moisture from the needles. But Utleysays wind also can have an unexpected conse-quence: abrasion injury. “I see it on spruce a lot,with their dense, closely stacked branches. Thewind causes the branches to rub together, abradingoff the needles. The bark looks strange; normallyit’s scaly, but when wind rubs the branches overand over, the scales are gone, leaving a smoothbark.”Little can be done to prevent this, unless you

plant the spruce in a wind-free zone. Since that’sunlikely on the Front Range, practice a little treetriage, removing any branches that are crackedfrom the wind to minimize disease moving into thewounds.Rounding out the rogue’s gallery of conifer prob-

lems this spring has been voles. The meadow vole(Microtus pennsylvanicus) and prairie vole (M.ochrogaster), are common along the Front Range.These small, mouse-like creatures strip bark from

roots or lower trunks of trees and shrubs, girdlingthe trunk, often killing branches or the entireplant.

“There’s been plenty of damage around fromthem. They like the low growing junipers, theground cover types.” Utley, who has been a diag-nostician with the plant clinic for eight years, sayshe believes the rascally rodents are getting worse.“I see more and more samples with damage fromthem every year.”

Vole damage can be hard to detect on junipers;often the gnawed trunk is hidden by dense foliage.But they often leave tell-tale signs in your lawn, bytunneling through, leaving lumps and odd trails onthe surface, as if a giant earthworm slithered acrossthe grass. In yards where many voles have tun-neled, the ground may feel spongy.

Lush landscapes hide voles from predators. Re-move grasses or groundcovers that come up totrees and shrubs, leaving the area exposed ormulched. In extreme cases, encircle the plant withstout, one-quarter inch wire netting.

expect good news when in mid-August theyreport July housing nationally was up andthe trend continues every month throughthe end of 2011. That is when you will seeinterest rates moving most certainly.

There are “a few more logs” the govern-ment can throw in front of this recovery mo-mentum, and the National Association ofRealtors is fighting policy vigilantly to pre-vent things like 20 percent down on conven-tional loans, and the reduction of allpurchase terms to go from 30 to 20 yearloans. Those will create barriers toentry.

The greatest number to watch right nowis inventory. The number of homes on themarket has dropped significantly in ourmarket. I can’t emphasize enough that realestate is local, as even Metro Denver is notenjoying our success. Boulder has 5 percentfewer homes for sale than last year at thistime. Longmont has more than 10 percentfewer homes, and Fort Collins has over 21percent fewer homes for sale than they hadlast year at this time. That spells recovery forhome prices and increases in rent, not tomention the difficulty many will experiencejust finding something to rent, as availablerental inventory is also down.

Some people may hang their head aboutnot getting the ACE NASA technology parkin their town, but I can tell you that it willimpact the entire Northern Colorado corri-dor in housing as possibly 7,000 jobs comeon line throughout the coming years. Wedon’t have that many houses for sale fromBoulder to Cheyenne right now. Keep look-ing up.

Taxes do have to be paidon relocation assistanceQ: Last year, I had to do a short sale

on my home. My lender gave me $3,000in “relocation assistance” payments.I’m now doing my taxes

and I would like to knowwhether “relocation assis-tance” payments are taxableto the homeowner. This pay-ment was made in connec-tion with a mutual agree-ment between the mortgagecompany and myself, thehomeowner, agreeing thatthe homeowner will vacatethe home in good condition.Thank you for your response.A: Recently on my Sunday

morning radio show, Mark Teytel, a fore-closure and short sale broker based in At-lanta, shared that one of his clients had re-ceived a $20,000 “relocation assistance”payment for a property that had been soldas a short sale.I wondered what the tax implications of

such a payment would be – which, by theway, was the largest one I had heard of.Most of the relocation assistance payments

have been in the range of $1,000 to$3,000.

I asked Bill Nemeth, an enrolled agentwho is president of the GeorgiaAssociation of Enrolled Agents,to weigh in. He told me that hehas seen more of these pay-ments come through his office,and the payments are taxable.

I know that’s not what youwanted to hear. The bank willsend you a 1099 for the pay-ment as well as a 1099 for thedifference between what theproperty sold for and theamount you still owe on themortgage. While there won’t be

any tax implications for you on that sec-ond amount (provided the property wasyour primary residence), you will have topay taxes on the $3,000, which the IRSsays is income.

Q: I have a brick wall around my patioand I’m noticing the bricks are startingto fall apart. At first there was a whitepowder on the face of the bricks andthen the bricks started to flake apart.What is causing this and what can bedone to prevent it?A: Bricks used for residential construc-

tion are usually installed as a veneer over awood or steel stud wall.Since the bricks allow some water pene-

tration, the installers create a drainageplane between the backside of the brickand the frame of the home.Any water that enters the cavity drains

out through openings at the base of thewall.In some cases, for example at a chimney,

a drainage plane cannot be created and wa-ter collects in the openings or gaps in thebricks. As the water migrates to the surfaceof the brick it evaporates leaving behind awhitish residue called efflorescence.If the water migrates and collects under

the surface of the brick, freezing weathercan cause the face of the brick to flake off.This process is called spalling and can beseen on garden walls, chimneys, parapetwalls and under windows.

The problem with garden or patio wallsis there is no drainage plane for the bricks.Water enters through the top of the wall orthrough stones or concrete caps for thewalls and collects inside.

Here are some suggestions for repairsfrom The Brick Industry Association:

1. Remove failed sealant and clean,prime and replace with an appropriategrade of elastomeric sealant at all windows,copings, sills, expansion joints and be-tween brick masonry and other materials.

2. Repoint the incompletely filled,cracked or disintegrated mortar joints.

3. Remove and replace brick withspalled faces or cracks extending throughthe face shell.

4. Grout surface of separations betweenthe brick units and the mortar.

The association also suggests a colorlesscoating to prevent water absorption, butonly after all of the above have been tried.
