Unless your home’s worth a lot ofmoney, it may not be cost-effectiveto do major home improvements

just to sell it – ask local estateagents if in doubt.

The kitchen and bathroom are, ofcourse, key rooms and if you havedated ones but they’re not worthreplacing, you can do quick fixesrelatively inexpensively, such as

fitting new kitchen-unit doors anddrawer fronts, replacing dated tapsand re-whitening grubby tile grout.

home more sellable, there’s alot you can do to make itmore appealing to buyerswithout spending too much.

It’s said that neutral decorsells homes and, of course, itdoes because neutral coloursaren’t offensive to the eye andif buyers want to inject colourand pattern, it’s easy toimagine doing so.

Neutral doesn’t, by anymeans, have to be bland andboring – it’s all about how youput the look together withaccessories, flooring andfurniture. Even if neutralisn’t your taste, it’s the safestbet for sale, as anything elseis more subjective.

However, it’s not justneutral walls and ceilingsthat have wide appeal –flooring is also important.Forget patterned carpets andlino (unless it’s fashionablestripes) and replace any datedor tatty floor coverings withplain and neutral ones – theyneedn’t be expensive.

It’s easy to live withunfinished DIY jobs, but onceyou’ve decided to put yourhome on the market, dodgyDIY is a no-no. It can put offbuyers and make them thinkthey’ll need to spend moretime and money finishing thework than they necessarilywill. If you can’t do the jobsyourself, get a pro in – it willbe money well spent.

Even if you’ve finished theDIY, you need to keep on top

of it because thingsdeteriorate. Commonproblems include marks onwalls that won’t scrub off,hairline cracks that keepopening and chipped paintedwoodwork. Things like thiscan make your home lookshabbier than it needs to, sogoing from room to room witha fresh eye and putting rightthe problems is time wellspent.

It’s also worth scrutinisingthe outside of your home.Exterior maintenance is easyto overlook, but it’s somethinga buyer’s survey will pick upon, so it’s worth pre-emptingany remedial work, as it couldsave you time, money andhassle. Not maintaining theexterior of your home canalso lead to problems inside,such as damp caused bymissing or slipped roof tiles,or blocked guttering.

And don’t forget kerbappeal – making a good firstimpression from outside yourhome is essential. The goodthing about selling in springand summer is that it’s easyto brighten up the frontgarden with flowering plants -use tubs, pots and hangingbaskets if you don’t have anyflower beds to put them in.

Inside, a neutral, neat andtidy hallway creates a goodfirst impression. If you don’thave a hallway, make surethere’s enough storage for

coats, shoes, hats and scarves,etc, preferably out of sight.

Giving your home a reallygood clean – and cleaning,airing and tidying it beforeevery viewing – is a must. Ifyou have lots of personalitems on display, most of themshould be packed away.

While making your homelook too sterile won’t help tosell it, having a clutteredhome is equally off-putting, ifnot more so, to buyers.

Remember, they may lookin cupboards and wardrobes,so stuffing these full of thingsisn’t the solution because itshows you don’t have enoughstorage space. Instead, createmore storage, preferably builtin or in the loft, or get the

stuff out of the house and intoa storage unit, or a gardenbuilding – Screwfix has a bigrange.

Outdoors and in, make themost of the space – put adining table in the kitchen (aslong as it isn’t a squeeze) toturn it into a kitchen-diner,and put the biggest bed youcan comfortably fit in eachbedroom.

If you have a study or homeoffice and the room would bemore valuable as a bedroom,swap the desk for a bed, atleast while you sell.

The trick is to make yourhome easy for buyers toimagine as their home, and tomove on emotionally so youcan move on physically.

Top snips for betterIf you want your rosesto produce fantasticblooms later in theseason, you may needto prune some of themnow, HannahStephenson reports

THEY are the quintessentialEnglish plant, withunrivalled fragrance, beautyand variety of colours,shapes and sizes.

Little wonder, then, that manygardeners are baffled as to when toactually prune their roses to ensurea flurry of gorgeous flowers in thesummer and beyond.

The best time to prune autumnand winter-planted roses andestablished bushes is early spring,when growth is just beginning andthe uppermost buds are swellingbut no leaves have appeared.

The traditional method involvescutting out all dead wood anddiseased or damaged stems,removing branches which arerubbing against each other andaiming for an open-centred bush.

Then cut out all unripe stems – ifthe thorns bend or tear rather thansnapping off cleanly, the wood isunripe.

You should be left with about sixkey stems that define the shape ofyour rose bush. For hybrid teas,otherwise known as modern bushroses, cut back each of these stemsby at least half. For other shrubroses, prune lightly so they don’tbecome top heavy.

Also watch for suckers, vigorousgrowths which emerge from a point

low down on the plant, close to theroot system. If you leave them, theycan choke the plant or reduce itsvigour. Suckers are easy to identifybecause they have different leavesand growth habit. Just pull themoff, as cutting encourages them, asdoes hoeing around the base.

If it’s really cold, you can leavepruning as late as early April,which means that your plants willflower slightly later than usual, butat least the soft new growth won’thave been damaged by frost.

Rose pruning isn’t rocket science,as many gardeners have learned

over the years. Rose connoisseurEdward Enfield, father of comedianHarry Enfield and former memberof the Royal National Rose Society,once told me of an experiment inwhich one group of rose bushes waspruned lightly, another groupheavily and a third hacked with a

hedge cutter – and those hacked offwith the hedge cutter were found tohave done the best.

He himself prunes twice – once inautumn, cutting out the deadwoodand spindly growths and shorteningthe main stems to stop windrock,then again in March, cutting to an

Daffodils are the flowers synonymouswith spring and if you don’t like the tall,gaudy yellows of old, then there aremany softer, more subtle varietiessuitable for both beds and pots,naturalised in lawns or under trees andshrubs.

If you want a burst of colour in yourspring pots, go for varieties such as N.“Tete-a-tete” and “Jenny”, which willwithstand some pretty harsh weather.

Daffodils should be planted in autumnin any reasonable soil in a depth of threetimes the bulb’s height. Planting tooshallowly will encourage them to divide,producing more leaves than flowers.

Make sure they have good drainage,adding sharp sand or horticultural grit onheavy soils. They like sun but theirflowers will last longer in light shade.

Thingstodothisweek● Give over-wintered brassicas a high-nitrogenfeed at the start of the growing season.● In mild areas, sow short rows of early carrots for asuccession of baby carrots in the summer.● Cut back newly planted deciduous hedges ofleggy plants such as hawthorn and privet.● If sharp frosts are forecast, protect susceptibleshrubs and trees by wrapping them in horticulturalfleece or netting.● Layer shrubs with low branches, either intopots or directly into the soil at the base of theparent plant, adding some compost to helpretain moisture.● Increase ground cover by digging up, dividing andreplanting quick spreading shrubs such as Hypericumand periwinkle.● Feed flowering greenhouse plants with ahigh potash feed like tomato fertiliser.● Thin hardy annuals and vegetables sown in theopen ground before they become overcrowded andcompete with each other for light and nutrients.● Prune any overhanging hedges, trees orshrubs that are encroaching on borders and willcast too much shade on most plants beneath.● Plant hippeastrums in pots for late spring flowering,keeping them in a warm, humid atmosphere andwatering sparingly until the buds appear.

If you don’t have time to prune,but love roses, consider investingin some ground cover or patioroses which will just need atidy-up in spring.

Whatever you do, don’t forget to

prune your roses because theflowers grow at the tips of thestems, so if you don’t shortenthose stems the blooms will endup at the top of the plant whereyou can’t see them, and the stemswill just become a straggly mazeof twiggy bits.

STUNNING DISPLAY: Put in the effort now andyou will reap the rewards

WITH its impressive,colourful stems in shadesof red, pink, yellow, whiteand orange, this iron-richvegetable is a must forsalads or the stems can becooked with the leaveswhen small.

It’s related to spinachbut is much easier togrow and looks striking asan ornamental plant forcontainers or borders.

Chard should be sownin spring, but wait untilApril or it may boltprematurely. Sow directly

into containers, aiming foraround six plants in a10ltr pot, or growindividual plants in a 4ltrpot. Each seed produces aclump of seedlings whichcan be thinned out later.

For border plants, sowthe seeds in pots andtransplant them later intofertile, moist soil, as youwould bedding plants,allowing a 30cm space foreach plant.

In summer, water itonce a week and keeppicking the young leaves

for salads orcooking. Spring-sownchard should surviveover winter and provide acouple of pickings inspring and early summerbefore bolting.

Good varieties include“Bright Lights”, a mixtureof seven coloured stalks,from red to orange andyellow with leaves thatmake an acceptablespinach.

It’s ideal for theornamental border orpatio.

INTEREST-ONLYmortgages will be eventougher to come by fromnext week as two majorlenders announced plans tolimit their availability.

HSBC and the YorkshireBuilding Society will bothimpose new rules fromMonday, which will affectnew borrowers only.

The changes to HSBC’srules mean that customersapplying for a residentialinterest-only mortgage willneed to hold one of itspremier bank accounts,which are only available topeople with a high networth.

People with a premieraccount need to have anindividual annual incomeof £100,000 and to holdcertain products withHSBC or they need to

HSBC said that themajority of its existinginterest-only customersqualified for a premieraccount and it wouldcontinue to offerinterest-only deals at amaximum loan-to-value(LTV) of 75%.

Meanwhile, YorkshireBuilding Society, which isthe UK’s second largestmutual, said that fromMonday, interest-onlydeals would only beavailable to people lookingfor a buy-to-let dealthrough its broker-facingbrand Accord.

A spokeswoman forYorkshire Building Societysaid the interest-onlymarket had reduced

“considerably”.She said the changes

would not impact onexisting borrowers.

Most banks have beentightening up their lendingon such mortgages, whichallow borrowers to onlypay off the capital whenthe mortgage term ends,enabling them tomaximise their initialborrowing capacity.

HSBC said it wasintroducing therestrictions in anticipationof toughened mortgagerules coming into placefrom next year, whichwould see interest-onlydeals considered “niche”products.

Fears have been raisedin recent years of aninterest-only mortgage“time bomb” across the

industry, due to concernsthat many people whohave taken out such a loanhad pinned their hopes onhouse prices rising ratherthan having a plan in placeto pay the money back.

The Financial ServicesAuthority (FSA) hasestimated that 1.5 millionsuch loans worth around£120 billion are due forrepayment in the nextdecade.

The regulator wantsthese mortgage deals toonly be generally onlyoffered in future wherethere is a credible plan inplace to repay the capital.

The Council ofMortgage Lenders (CML)has argued thatinterest-only mortgagesstill have a useful role,provided that people have

a firm plan for how theywill pay them back.

A statement fromHSBC said: “HSBC’sinterest-only mortgagesare provided toborrowers who can afforda monthly paymentincluding capital, butvalue the flexibility of aninterest-only product...

“The changes are beingmade ahead of theMortgage Market Review(MMR), which is expectedto treat interest-onlymortgages as a nicheproduct offering when itcomes into force in April2014.”
