QI have been advised by a friend to hold off putting my house on the market until the New Year on the basis that the market is traditionally quiet until then. Is seasonality in the market an

outdated myth?

AWhile the London property market is far less seasonal now than it has been historically, it is undoubtedly

quieter over the Christmas period, with what often seems like a mass exodus out of London and many businesses closing until the New Year.

This can lessen a property’s prospects of viewings and securing a buyer, so vendors are often unsure about whether or not to launch their property to the market in December.

There is, of course, no perfect answer. In the main, buyers in the current market are looking for best-in-class and realism when it comes to pricing. If you feel you will tick these boxes, it is worth coming to the market to expose it to these willing buyers.

Even if you don’t expect a rush of viewings between Christmas and New Year, it can be worth appearing online as many property websites and portals report that some of their busiest days of the year are at this time, when families are together and often make decisions to move.

This is especially the case if you are selling a property that might appeal to first-time buyers and young couples, who are less likely than families to have gone away. Alongside this, properties are certainly thinner on the ground through December, at least on the open market, so having your property as one of the few could be incredibly advantageous, especially with those buyers who missed out in the busier autumn market.

If you are hesitant, don’t hold off completely as doing so will only delay your property’s chances in the New Year. Instruct an agent now and do everything possible to get your property ready for the market – paperwork, photographs and floorplans – so there is no delay once you do choose to launch it online.

This would also allow us to talk to our existing pool of buyers and show your property during this time (we will be open between Christmas and New Year), so when it does come to January and your property goes on the market, you will know your property has already had a really strong exposure.

CEO of The London Search Company?Ask just about anyone over the age of 35 about house prices in London and before long, they express sympathy for the younger generation for whom home ownership is a very distant prospect.

I know many who are considering buying investment properties to give to their children once they become adults. Those whose children are already grown are releasing equity from their own homes to give them a boost up the property ladder.

One simply has to look at the house-price-to-earnings-ratio to see how difficult things have become. In 1987, London house prices were approximately five and a half times the average salary. Now they stand at nearly nine times the average.

Even in 1987, few first-time buyers would have expected to buy their first home in central London. It’s why areas like Fulham and Battersea became popular – they were ungentrified areas a generation ago and reasonably inexpensive at the time.

Expectations were also different. People were more accustomed to saving for the things they wanted whereas now the ubiquity of easy credit and mass-market luxury means few people make sacrifices to afford what they want. People may have got onto the property ladder earlier in life a generation ago, but they didn’t take gap years or buy designer handbags while still in their 20s.

Those who are determined to get on the property ladder can still do it. I’m not saying it isn’t difficult but it isn’t impossible. In 1987, mortgage-lending criteria was very strict: three times salary with at least a 10 per cent deposit. Nowadays, it is based on affordability so if you’re frugal and can demonstrate that you’re able to afford the mortgage payments, lenders are willing to lend more.

Help to Buy is there for those who can’t turn to the Bank of Mum and Dad, and even if Mum and Dad are willing but don’t have the spare cash, there are specialist mortgages where parents merely have to guarantee the loan.

First-time buyers have to be realistic. Looking for properties in Pimlico is probably out of the question. These days, Fulham and Battersea are probably beyond the reach of most first-time buyers. Queen’s Park is relatively affordable, though, as is Ealing, Camberwell, Stoke Newington and many other areas of London.

Okay, so these areas aren’t within walking distance of Peter Jones but they’re gentrifying rapidly. In 30 years’ time, I expect we’ll be saying: “Remember when a first-time buyer could buy a property in Ealing?”

Five-star luxuryThe number of apartment buildings with lifestyle facilities to rival five-star hotels has risen dramatically in the last 10 years, says a new report.

From their original heartland in Knightsbridge, these luxury buildings have expanded across central London. In eight inner districts, 38 buildings now provide 4000 hotel-style apartments, according to the report New Apartment Buildings Rival Luxury Hotels, commissioned by Kay & Co with analysis by Dataloft.

Using a hotel-style, star-rating system for prime central London (PCL) developments, the report outlines that four and five-star schemes were historically clustered in Knightsbridge and expanded into Mayfair and Belgravia. In recent years, developers have delivered ultra-prime projects in Fitzrovia, Westminster, Bayswater, Marylebone and the Hyde Park Estate.

There are now 1083 five-star rated apartments in London with a combined value of £2.4bn. The proportion of top-grade apartments has risen steeply in the last 18 months from 60 to 74 per cent of all new PCL developments. More five-star apartments are due to be completed in 2015 and 2016 than in the previous 10 years.

The focus of luxury pipeline development is along the northern and western boundaries of London’s West End. Eighty-one per cent of all five-star apartments scheduled for completion in 2015 and 2016 are in Fitzrovia or Marylebone, and some of the most recent luxury projects unveiled, or in the pipeline, are in the Hyde Park Estate and Bayswater.

One Hyde Park and The Knightsbridge had the highest amenity scores, followed by The Chilterns and Chiltern Place, both in Marylebone; Riverwalk in Westminster; and Rathbone Square and Fitzroy Place in Fitzrovia.

Kensington and Chelsea, however,

have seen a significant lack of new luxury apartment development: of the 38 projects reviewed, only two are in Chelsea proper. Another two – Chelsea Barracks and Grosvenor Waterside – are on the border with Pimlico.

In an emerging north-south divide, a swathe of one, two and three-star apartment buildings runs parallel to the river from Chelsea to Westminster. To the north, an arc of four and five-star buildings runs

from Knightsbridge, via Bayswater and the Hyde Park Estate, to Marylebone and Fitzrovia.

Rising global wealth has resulted in a demand for hotel-style, lateral apartments by investors from the Middle East, Asia and Africa. The success of projects such as The Knightsbridge and One Hyde Park has encouraged developers to stretch the boundaries of specification, amenities and pricing to offer not just a home but a lifestyle, with concierge services, gyms, swimming pools, spas, retail outlets, in-room dining and valet parking.

Prices have increased at an astonishing rate. The average price of a hotel-style apartment in PCL has risen 341 per cent from £511,000 in 2009 to £2.25m in 2014-15. New apartments with hotel-type amenities now sell at a 62 per cent price premium compared to second-hand conventional apartments.

Martin Bikhit, Kay & Co managing director, said: “Global demand, rising prices and excellent developer standards have resulted in a huge expansion of this hotel-style apartment offering. Over the next five years we can expect to see more three, four and five-star rated projects in locations including Euston, Kings Cross and Paddington. A new prime London region is emerging.”

Should you cancel Christmas if your home is on the market, Jenny Knight asks.

The dark, gloomy days of winter don’t show our homes off to best effect. Gardens look sombre and all too often, without sunshine to brighten them, interiors look uninviting.

Yet the combination of Christmas decorations, the smell of punch, pinecones and a fir tree can whisper to viewers: “Buy me.”

Says Joseph Divito, operations director at Foxtons Sloane Square: “Opposite to the common perception, December can still be a very busy time for the property market. With a bit of extra time off during the Christmas holidays, more buyers are available for viewings, and it can be a great opportunity for sellers to present their property in its best light, styled with beautiful seasonal decorations.

“Both buyers and sellers like to have the security of agreeing an offer before the end of the year, and it is not unusual for our office to exchange contacts or agree a sale on Christmas Eve or New Year’s Eve.

“January and February are often the busiest months of the year for traffic to our website, so getting organised in advance would be a wise move for both buyers and sellers. For those planning to buy soon in the New Year, having finances in place and a solicitor ready in advance can help speed the process up by a few weeks once an offer is agreed.

“For sellers, we always advise to start marketing their property as early as possible to be in a strong position before the rush of properties come to the market in the New Year.”

Sam Sproston of Knight Frank adds: “If the market is keen, to delay would be silly. We have been selling a lot of homes in the £2m to £2.5m bracket, a market that for a time was quite sticky. Under the previous stamp duty rules there was a big jump in tax after £2m, but now although stamp duty is more expensive it is also fairer and we are getting real value for homes over the £2m mark. Who knows whether we will have a busy December or a quieter one so my advice is, go for it.”

His colleague Dominic Pasqua offers the advice that sellers launching at Christmas should ensure the decorations are not up when photographs are taken.

Chinoiserie wallpaper is a statement of high quality, suggests Tom Lamb, associate director at Savills Sloane Street

We have noticed a recent revival in the use

of silk chinoiserie wallpaper in high-end London homes, with some beautiful new installations.

Chinoiserie was at its height of popularity from 1750 to 1765 and was seen in all the great houses and palaces. It was particularly loved by both royalty and aristocrats across Europe, championed by the French kings, before the next trend took over.

Some original examples still exist in stately homes such as Saltram in Devon and Felbrigg Hall in Norfolk, but the new examples are equally stunning. Modern-day installations require great skill and detail, often taking hundreds of painstaking hours to create, whether in the form of traditional embroidered wallpaper or chinoiserie-inspired, hand-painted murals.

The Goring and The Dorchester boast their own, but it is increasingly popular in private homes and we have some properties on the market now with beautiful examples. A stunning dyed silk chinoiserie wallpaper by Fromental, a company specialising in bespoke and traditional Chinese wallpaper, can be seen in the dining room of a house in Tite Street, Chelsea, and is a superb example of how this can make a striking impact.

We also have a lateral apartment for sale on Sloane Square that recently underwent a 14-month restoration project, one of

the highlights being the stunning emerald green hand-dyed silk chinoiserie covering the walls of the dining room. This had to be hand-painted with gold leaf ribbon once the silk was applied to the wall, taking an artist 18 weeks.

Like every piece of artwork, some buyers love it and others prefer a more minimalistic style. It is generally used by the more artistic clients who aim to sell a particular lifestyle with their property, often with fine furniture and accompanying artwork.

As well as making a stunning and luxurious impact, it can be a clear sign for a buyer when the previous owner spends such a good deal of money and time on chinoiserie wallpaper. It suggests the same level of quality and attention to detail throughout the rest of the property, so that it’s most likely worth investing in.

Anyone in the market for a new mortgage in the coming weeks is in for a treat, with lenders slashing pricing on their fixed and variable rates.

Lenders want to finish the year on a high but also have one eye on next year’s pipeline and want to start the year in a strong position. With two-year variable rates available around 1 per cent, and five-year fixes available for just over 1 per cent more, there are some excellent deals to tempt borrowers.

The other option lenders have to drive business levels is to offer more flexible underwriting, but at the moment they are reluctant to push the risk curve. Borrowers may still find it tough to get a mortgage, particularly if they require interest only, they’re an older borrower or self-employed.

Mortgage biasThe Financial Conduct Authority is to consider an investigation into complaints that mortgage lenders have been discriminating against women of child-bearing age and older people by rejecting their applications. In a survey by uSwitch, one in ten women aged between 25 and 45 said they had faced mortgage discrimination because lenders feared they would be unable to meet repayment costs if they had children. A spokesman for the authority said it would monitor the situation.

Bright outlookGrowing capital economy is matched by huge incentives to buy, reports Duncan FarmerThe average price of a London property will almost certainly pass the £500,000

mark this month, and the reasons are not hard to understand. Average London earnings are almost twice the national average, and in prime central London disposable income outstrips that in every other part of the country. The outlook is equally bright.

London is forecast to see rises in employment this year, next year and in 2017, and household income and spending are both forecast to increase over the next three years, according to economic forecasts collated by the Greater London Authority. And the capital’s economy as a whole is expected to grow by 3.6 per cent this year, 3.2 per cent next year and by 2.5 per cent in 2017 – far greater than the rest of the country.

You only have to look up and see the number of new skyscrapers under construction, all of which bring well-paid work for the architects, builders and their suppliers and then a waiting army of workers ready to occupy them and neighbouring businesses to feed, clothe and entertain them. And they all need somewhere to live.

Much has been made of the so-called Generation Rent, who simply cannot afford to get their foot on the first rung of

the housing ladder, but as well as a raft of government schemes to help young buyers, wages are rising – Barclays staff saw pay rise 3.4 per cent and in the construction some salaries are up 7 per cent – leaving staff with extra cash to save for a deposit.

The incentive to buy is huge: mortgage rates remain at rock bottom – HSBC, Halifax and the Post Office all have fixed-rate deals at below 1.5 per cent – and the cost of ownership is said to be well over £100 a month lower than renting. Add to that the fact that average properties are growing in value at a rate of £5 an hour, and it is not surprising to see why tenants want to become owners.

Saving up for that deposit may seem daunting, but simple steps can reap big rewards. Among the most common tips for savers include switching your energy, broadband and mobile phone supplier to save several hundred pounds a year. Making a shopping list knocks £1000 off the annual grocery bill, and learn to say ‘no’ once in a while when your friends are planning a ‘quick drink’ after work, which often ends up with a huge bar, restaurant and taxi bill.

Ideas from Rising StarsThe idea of a talent show based on mortgages may seem like pushing reality TV a step too far, but the Council of Mortgage Lenders says that its Rising Stars initiative, in which entrants are invited to suggest ways the market could be improved, is said to have taken off.

Among the ideas that the judges particularly admired were those aimed at helping young people to demonstrate their financial credentials to lenders, as well as those aimed at helping young people to build and strengthen their finances in preparation for home-ownership.

Another idea was that lenders developed apps to bring the borrowing process into the smartphone era. Last year’s winner, from Leeds building society, proposed a Help to Buy Isa, which has since been introduced by the government.

Older borrowersWith the average age of the population forecast to carry on rising, and first-time buyers unable to afford their first home until well into their 30s, the mortgage industry has been asked to consider what it can do to help older borrowers who, at present, will struggle to get a loan with a term that extends beyond their working life.

At the Financial Conduct Authority’s conference, Moray McDonald asked: “Should it still be seen as some sort of personal failing not to have completely paid off your mortgage by the time you retire? What is wrong with owing – or borrowing – money in old age? And do we need to consider new mortgage models – perhaps ones that are fully paid down when customers are working, but where paying down can slow or even reverse to capitalisation when that is what customers need?”

One of the biggest problems is that while older people have billions tied up in their homes, the only way to get hold of that cash is through equity release, a scheme that some experts believe is wrong for the borrower.

Prime fundamentalsDriven by international wealth and the strength of London’s economy, property prices in prime central London will grow by 21.5 per cent in the next five years, according to forecasts by Savills.

The estate agency’s latest Residential Property Focus also records that this year, prices rose by just 2.3 per cent in the six months to the end of September, leaving them effectively the same as a year ago. This was due largely to the price falls triggered after the new stamp duty rates announced last December.

Sophie Chick (pictured) of Savills Research said properties at the top end of the market, which saw the biggest stamp duty increase, fell over the past year on a scale similar to the increased transaction costs.

“At the lower end of the prime London market, prices are still increasing, albeit at a slower rate than last year. For these properties, the increased mortgage regulation is a key consideration,” she said.

“Importantly, the slowing price growth also reflects a market that has seen five-and-a-half years of sustained growth prior to the tax changes, which leaves little capacity for prime growth in the short term.

“The fundamentals of wealth generation support medium-term price growth. However, this is likely to be muted in the short term as the market, which currently looks fully valued and fully taxed, adjusts to a new fiscal and regulatory backdrop.”

Regeneration could bring back the St James’s ‘pack’, reports Harvey Cyzer, head of Knight Frank Mayfair and St James’s

The Crown’s regeneration of St James’s is currently receiving significant attention. A few months ago, they began a public consultation on the redevelopment of Duke’s Court on the corner of Duke Street and Jermyn Street.

This scheme, as part of a £500 million investment in St

James’s, will create in excess of 30,000 sq ft of office space, a flagship retail unit, restaurant and six luxury apartments (subject to planning permission). This is only a small percentage of their vision to create high quality commercial space for new retailers, whilst retaining architecture that fits in with the surroundings.

The regeneration echoes the process used to transform Regent Street years ago. What is particularly important is how it will bring back those who left the area originally, not because they didn’t want to be in there, but because space wasn’t available for them. It will be interesting to see if the traditional St James’s ‘pack’ will return – mainly those financial and wealth businesses that moved to the area after the Second World War.

The Crown has already seen significant success in this respect, with the announcement that the prestigious Colnaghi gallery is set to return to SW1 after its move to Mayfair years ago, and Virgin Money’s move to the group’s £100 million One Eagle Place development. It is argued that the Crown’s ‘bottom-up’ approach to regeneration, and the quality of amenities they are supplying at ground and first floor levels, is crucial in attracting high quality office occupiers who are willing to pay a larger rent.

Any new residential supply is seen as a huge positive for the area – especially towards the higher end of the market. Plans to create 260,000 sq ft of new residential space (double the current amount in the area) will undoubtedly be met by strong demand from Middle Eastern and Indian buyers.

This recurring cycle of luxury supply and demand will ensure the snowballing effect of prices and status of St James’s for the foreseeable future.

House rejuvenated on medical streetKnown in the 18th century as the ‘Gentleman Highwayman’, courteous bandit James Maclaine had tried and failed to make an honest living as a grocer in Marylebone’s Welbeck Street. His career as a robber eventually led him to the end of a rope at the Tyburn.

Grosvenor transformationToday’s Grosvenor Square is totally different to the vision created between 1725 and 1731 by the Duke of Westminster, and only a handful of its original Georgian townhouses remain.

The first complete reconstruction work took place around 1800, with significant internal and external alterations to meet the fashions of the day. Between 1853 and 1866, 12 houses were completely re-built or re-faced and organisations such as the French and Belgian embassies moved in.

History bringsa house to lifeUnderstanding the architectural and social history of a building, and how the two relate, can bring a building to life. Dawn Carritt of Jackson-Stops & Staff, who researches the background to each period home she sells, says some buildings have well-documented histories and plenty of material readily available, while others are more challenging.

A recent case was Fiddler’s Croft, a Grade II* listed Hertfordshire country house dating from the early 17th century. The conundrum was how or why a relatively modest house was built to such a high standard, with particularly fine plasterwork?

Secondly, why was it called Fiddler’s Croft? “This was easier to establish since it was owned by several generations of the Pamphilon family, who were among the finest makers of early English violins in the 17th and 18th centuries,” says Dawn.

The clue to the origins of the building was the name Sabine or Sabyne, a family of lime burners who first held a lease of the land for a lime kiln in the late 16th century. Lime was important not only in the construction of brick buildings but also in the decorative plasterwork more generally associated with manor house interiors.

At the end of the 16th century, the manor house was rebuilt and Sabine was providing lime to the estate.

Bricks were being made locally so Sabine would have had access not only to the materials but also the knowledge to build his own more modest house.

The decorative plasterwork found on the first floor of Fiddlers Croft has been dated by the Royal Commission to 1603 and celebrates the union of the crowns of England and Scotland. “In addition to supplying lime for the building of the manor house, Sabine may have worked on the decorative plaster or had access to the moulds,” says Dawn.

Four to five-bedroom Fiddler’s Croft stands in two acres of mature gardens and grounds on the edge of the hamlet of Little Hadham.

Coach House delivers amazing coastal viewsDuring the Second World War, the Coach House at Leeson served as a laboratory where Sir Bernard Lovell and other eminent physicists carried out vital radar research work.

The Telecommunications Research Establishment occupied Langton Matravers and Worth Matravers, near Swanage. When an enemy bomb landed nearby, the radar research was moved from the Coach House to Malvern.

In October, the Knight Frank Mayfair lettings team agreed

24 new tenancies, the highest among our Mayfair and St James’s competitors. During what is historically a quieter time of the year, this was an excellent month and a sign of a strong market as we enter the festive period.

In the last six months of 2015, 44 per cent of our tenancies began at £1000 per week or below, showing a very active core market within Mayfair and St James’s. Two-thirds of our active applicants are currently looking for properties in this price bracket, with a high demand for Covent Garden and St James’s areas.

Both corporate clientele and high-net-worth individuals remain attracted to London’s West End. Our student clientele remain attracted to the area due to its proximity to top London universities and the vibrant social scene that the West End has to offer.

With the launch of Knight Frank’s Super Prime Lettings team, 2015 has seen a dramatic increase in super prime activity – £5000 per week and above – across prime central London, with a number of

instructions going under offer prior to officially coming to the market.

International studyInternational tenants and low stock levels are key features of the prime central London lettings market, especially at its uppermost levels, reports E J Harris in its latest market review.

The study found that while domestic tenants – including students and middle-ranking, pied-a-terre-seeking business commuters – tend to dominate the £300 to £1000 per week price band, the £1000 to £4000 per week band is characterised by bankers and corporate tenants. Ultra-wealthy visitors from Russia, Africa, the Middle East and Asia dominate the market above £4000 per week.

E J Harris reports that rental values have increased by one per cent in prime central London over the past three months, achieving an average gross yield of 2.92 per cent. Average rent per square foot is currently £54.

Managing director Elizabeth Harris said: “London is the premier world city to live in, shop, do business and visit for leisure. It’s perfectly positioned midway between New York, Moscow and the Middle East, and is in a time zone which allows someone residing in London to trade on the world’s key stock markets throughout the day.”
