Dear Helaine and Joe: A woman gavethis chair to my parents in 1916 as a gift.She had originally received it from an-other woman in Newport, R.I. How old isit? What is its value? – J.R .R .
Dear J.R.R.: With its provenance – or theknown history of the object – it might beeasy to assume that this chair is American,but it is not.
The particular piece in today’s question isa corner or “ro u n d a b o u t ” chair. In Ameri-can and English cabinetmaking, the cornerchair is generally described as an open-backed armchair designed to be placed in acorner when not in use and then pulled intothe room when needed.
Corner chairs are said to have originatedin the early 18th century in England, andtypically were designed in the Queen Anne,early Georgian and Chippendale styles.
While this item is definitely a cornerchair, it does not meet the exact configura-tion.
This conventional wisdom had us think-ing that it was probably Continental Euro-pean, of Germanic origin. Now when we say“Germanic origin,” we do not necessarilymean it was made in Germany proper, but
in some locale that was greatly influencedby German culture.
A little additional research, however, sur-prised us, and we found that this exact styleof chair is indeed English, and we evenfound one – a much simpler and less attrac-tive version – that had been offered for sale.It turns out that most of these rustic Englishcorner chairs were made from oak, but thisone appears to be finer and made from wal-nut.
This is a sophisticated example of a rusticEnglish corner chair, and because of this so-phistication, we feel it was probably madein the first half of the 19th century. For in-surance purposes, it should be valued in the$750 to $900 range.

Seller may have optionsfor getting out of sale
Q: My son is selling ahouse. The buyer and hesigned a purchase contract.My son offered owner financ-ing to the buyer. The buyerinspected the property witha professional home inspec-tor and submitted a lengthylist of repairs.
My son pulled a copy of thebuyer’s credit history and, af-ter seeing that his creditscore was only 575, decidedto back out rather than be stuck with apossible deadbeat owner.
My son’s real estate agent didn’t indi-cate there would be any problems incanceling the deal. But now the buyer’sagent is threatening to sue my son for$10,000, saying he cannot back out ofthe deal based on the credit score.
How shall we advise my son? Shouldhis real estate agent have been more ontop of the situation and warned himabout what might happen if he canceledthe deal?
A: It doesn’t sound as if your son hasbeen well served by his real estate agent.The contract should have provided forways for your son to exit the deal withoutall this drama.
First, what does the contract say? Onwhat conditions would it permit your sonto cancel the deal? Your son may wish tospeak with a real estate attorney who canhelp him figure out what his options are.
I’m hoping there are ways for your sonto cancel the deal even now. First, he mightbe able to simply decide not to make any ofthe repairs requested by the buyer. If he isnot obligated in the contract to fix any-thing, he can just say no.
If he refuses to fix up the home and takecare of these problems, then the buyers
will have to decide if they wantthe house in as-is condition.Since everyone wants a perfecthouse for the money, it’s likelythe buyer will walk away.
Can your son request a high-er down payment to compen-sate for the low credit score? Ifthe contract specifies only thatthe seller will offer owner fi-nancing, then the terms of thatfinancing might be up for dis-cussion. Asking for a signifi-
cant down payment will ensure that thebuyer either walks (because he doesn’thave enough cash) or he has a sizeablechunk of skin in the game and is thereforeunlikely to walk away from it.
To the buyer broker’s point, it’s entirelypossible that the contract your son signeddid not give him the right to cancel thedeal based on a credit score. That’s not atypical clause in a purchase agreement. So,if your son cancels the deal because of that,or for any other reason other than thosespecifically detailed in the contract, he mayopen himself up to a lawsuit.
The best bet for your son is to talk to areal estate attorney to review his options.He may have the right to terminate thecontract for various reasons specified inthe contract. Frequently, boilerplate con-tracts that include a seller-financing provi-sion will also permit the seller to approvethe buyer’s credit. The only way your sonwill know if he is legally able to terminatethe contract is to talk to a person who canlook out for his interest.

Summer is gardening’scrowded hour. So many peren-nials and annuals thrive in thatseason’s sun and heat that itcan be easy to overlook the rolethat flower bulbs play. Mostgardeners are familiar withtulips, daffodils, hyacinths andother bulbs that dominate thespring landscape. But there isanother class of bulbs entirelycomprised of summerbloomers. These include someof the most exotic flowersfound in any garden, andspring is the time to plan andplant them.
Summer bulbs include Ori-ental lilies, gloriosa and a widerange of dahlias that are literal-ly flower factories. “You mightexpect such stellar plants to behard to grow,” says Sally Fergu-son of the Netherlands FlowerBulb Information Center inDanby, Vt. “The surprise is thatthey’re not at all tricky.”
As an introduction to thesesavory summer flowers, theNFBIC has created a new Sum-mer Bulb Primer on their infor-mational website,www.bulb.com. The Primer is aphoto-filled, information-packed resource that profilesthe top 10 bulbs for the sum-mer garden that are availablefrom garden retailers as eitherDIY bulbs or as “re a d y - t o - g o ”pre-grown potted beddingplants.
The primer includes exoticgarden treats such as climbinggloriosa vines, tufted tropical-looking pineapple lilies (Eu-comis), multitudes of tall andshort leafy cannas, new color-ful callas (Zantedeschia) withmetallic-spotted leaves, flam-boyant fragrant lilies, bounti-

Most summer bulbs are ten-der by nature and cannot sur-vive cold winters without pro-tection. Depending on whereyou garden, summer bloomingbulbs can be grown as annualsor perennials – or something inbetween. In warmer USDAzones, summer bulbs in thegarden will readily come backas perennial performers. At sea-son’s end in cooler areas, gar-deners can choose to save sum-mer bulbs for growing again infuture seasons. Where winterexposure is an issue, lift andstore bulbs indoors overwinter.Even easier, bulbs grown incontainers can be stored over-winter “as is” (right in theirpots) in a protected area. Justcease watering until it’s timefor start-up next season.
Even so, saving bulbs is op-tional, a benefit not an obliga-tion. Likewise, don’t let “w h e reyou live” limit which tendersummer bulbs you grow. Insummer, tender bulbs willgrow most anywhere. In hotterareas, even cool-loving dahliascan thrive if provided withmulch and afternoon shade. Incolder zones, the most outra-geous, heat-loving tropicalplants fare beautifully if pro-tected from cold at the growingseason’s beginning and again atits end.

Take pest controlinto your own hands
Warm weather welcomes morethan just outdoor barbecues, summervacation and vegetable gardens – itbrings back the pests that like to an-noy us. Insect problems are morethan just irritating – they can poten-tially pose serious risks. If you’restruggling to solve a pest problem inor around your home, and don’t wantto pay for someone to solve it for you,there are solutions that are effectiveand affordable.
“While not all insects are harmful,some, such as ticks, mosquitoes andfleas, can carry life-threatening dis-eases,” says Larry Coltharp, directorof insect control research and devel-opment with Black Flag, a leader inpest control solutions. “Some insectsprefer building dangerous nests out-side your home, while others find lit-tle voids to creep inside and then layeggs in hidden areas around yourhouse. This is when it can become aserious health threat to small childrenand pets, and becomes necessary totreat your house to remove theserisks from your environment.”
A new product from Black Flag, Ex-treme Home Insect Control, is idealfor do-it-yourselfers looking to solveor prevent bug problems on theirown, especially in today’s tough econ-omy. The Pump ’n Spray unit, avail-able at Lowe’s for around $16, offersan average savings of $100 versus call-ing a professional exterminator.
The new system creates a long-last-ing perimeter of defense against bugs,notably up to nine months againstGerman cockroaches. The 1.33-gallonPump ’n Spray container requires just12 to 15 pumps to produce up to 10minutes of continuous spraying. Chil-dren, pets and adults can enter treat-ed areas once the spray has fullydried.
For maximum protection againstpests, Coltharp recommends applyingthe spray around the perimeter ofyour home, indoors and out. Preven-tion is the best solution, so spray allpossible points of entry for insects, in-cluding doors, cracks, crevices andexterior windows. Don’t forget tocover areas like the attic and garage.

Ever wish you could see through thehype to hire the best real estate agent forbuying or selling your home?
When it comes to choosing real estateagents, “we don’t have the informationthat we have about other service profes-sionals,” says Stephen Brobeck, executivedirector of the Consumer Federation ofAmerica, in Washington, D.C.
However, there are things you can do topull back the curtain and accurately assessa real estate agent’s past performance andpotential success with your home.Whether you’re the buyer or the seller,here are seven ways you can find out moreabout your agent before you hire.
Ask agents to provide a list of whatthey’ve listed and sold in the last year, withcontact information, says Ron Phipps,president-elect of the Chicago-based Na-tional Association of Realtors. Before youstart calling the names, ask the agent ifanyone will be “particularly pleased orparticularly disappointed,” he says.
With past clients, “I’d like to know whatthe asking price was and then what thesales price was,” says William Poorvu, pro-fessor emeritus at Harvard Business Schooland co-author of “The Real Estate Game:The Intelligent Guide to Decision-makingand Investment.”
And, if you’re the seller, ask if these pastproperties are similar to yours in price, lo-cation and other salient features, Poorvusays. What you want is someone who spe-cializes in exactly what you’re selling.
Another good question for sellers is:How long has the home been on the mar-ket?
States will have boards that license anddiscipline real estate agents in those states,Phipps says. Check with your state’s regu-latory body to find out if the person is li-censed and if there have been any disci-plinary actions or complaints.
Some states, including Virginia, Arizonaand California, put the information intoonline databases that consumers cansearch. “But I think very few people do,”says Robert Irwin, author of “Tips & TrapsWhen Buying a Home.”
Peer-given awards count, Phipps says.One that really means something is the Re-altor of the Year designation awarded bythe state or local branch of the NationalAssociation of Realtors.
“These agents are the best as judged bytheir peers,” he says. “That’s a huge en-dorsement.”
Just as doctors specialize, so do real es-tate agents. And even generalists will getadditional training in some areas. So that
alphabet soup after the name can be an in-dication that the person has taken addi-tional classes in a certain specialty of realestate sales. Here’s what some of the desig-nations mean:
• CRS (Certified Residential Specialist):Completed additional training in handlingresidential real estate.
• ABR (Accredited Buyer’s Representa-tive): Completed additional education inrepresenting buyers in a transaction.
• SRES (Seniors Real Estate Specialist):Completed training aimed at helping buy-ers and sellers in the 50-plus age range.
If the agent calls himself a Realtor with acapital “R,” that means he’s a member ofthe National Association of Realtors. Byhiring a Realtor, “the most important thingyou get is an agent who formally pledgesto support the code of ethics,” Phipps says.
Five years ago, one-third of real estate li-censees were Realtors, he says. “Now, it’shalf.”
You can often find out how long theagent has been selling real estate from thestate licensing authority. Or, you can justask the agent.
“If they haven’t been in business fiveyears, they’re learning on you and that’snot good,” Irwin says.
Ultimately, what you’re looking for issomeone who is actively engaged in a par-ticular area and price range, Phipps says.Yo u ’ll want to know what knowledge ofthose two factors they can demonstrateand “what kind of market presence theyhave,” he says.
Check out an agent’s listings online,Brobeck says. Two places to look are theagency’s own site and Realtor.com, a web-site that compiles properties in the Multi-ple Listing Service into a searchable onlinedatabase.
Most buyers start their search on the In-ternet, and you want an agent who usesthat tool effectively. “A key thing is an at-tractive presentation on the Web,” B ro b e c ksays.
You also can look at how closely theagent’s listings mirror the property youwant to buy or sell. Are they in the samearea? Is the price range similar? And doesthe agent have enough listings to indicatea healthy business but not so many thatyou’d just be a number?
A good agent should know about otheravailable area properties “off the top of hishead,” says Irwin, who wrote “Tips &Traps When Buying a Home.” Mention ahouse in your area that sold recently or isfor sale. If the agent knows the propertyand can give you a few details that meanshe or she really knows your area, he says.Says Irwin: “You want someone like thatwho’s on top of the market.”

Living rooms and family rooms are al-ways fun to decorate, though sometimesthey can be a challenge. Let’s start with anopen-plan room.
What I mean is a room that has basicallyone solid wall and another wall that ismostly windows. The other two walls don’texist, but instead are open to other rooms.Where to put the furniture?
If this is the look of your living room, thesofa can rest by the solid wall with arm-chairs flanking both sides. Fill in the roomwith a few end tables, trees and plants. Adda couple tasteful pictures and lamps, andthe room becomes a welcoming havenwithout much fuss. If the room is on thesmall side, put a chair on only one side ofthe sofa and limit the extra decor.
If you have a family room, place a wallunit on the solid wall. Fill the wall unitwith the right-sized television and books,accessories and family pictures. The sofashould then face the wall unit with arm-chairs again flanking the sofa. Or, if youprefer individual sitting for watching thetube, set two recliners with a table betweenfacing the wall unit, and flank those chairswith small love seats on either side. Again,if the room is small, have only one love seatwith a couple of ottomans on either side.
In either of these rooms, entertain theidea of creative storage. Use a trunk as thecocktail table so it can double as a storageunit. Some ottomans also come with a stor-age compartment which are ideal for gamesand toys. Purchase end tables with drawersfor added storage. If there is room behindthe sofa or the love seat, put a low bookcasethere for book storage. The top of the book-case could be used for a lamp.
In the family room, big, square, extra-large pillows can serve as seats. They areeasy to move around, and adults as well aschildren love them.
Always be sure there is sufficient light-ing. A variety of light sources is ideal so theroom can be bright when necessary andsoftly lit other times.
