REAL ESTATE

By Gretchen A. Peck

Located in the Loughlin Parkneighborhood of Cos Cob,the three-bedroom single-

family home at 99 Loughlin Ave.is on the market. AmyWhitlaw ofSotheby’s International Realty inGreenwich is the listing agent forthe $1.169 property.

WhenWhitlaw’s clients, thecurrent owners, bought the prop-erty in the late 1990s, they imme-diately appreciated the location. Itwas both convenient to commutein to NewYork City and close tolocal parks, the seller recalled byway of email.

Built in 1986, the house was stillrelatively new then and had somebuilt-in flexibility, which allowedthe new owners to settle in andtailor it expressly to their family’spreferences. Over time, they madesome additional improvements tothe property, including redesign-ing the gardens and landscaping. They added new stone steps anda patio, a new deck and new fenc-ing.

Inside, they added Spanish tilesand a newmantel to the fireplace. In the living room, they installeda new picture window, “bringingoutside in,” the seller explained.

The kitchen received all newcabinets with a rounded profileand curved edges and high-endappliances from Sub-Zero,Wolfand Thermador. The tiled back-splash, Italian farmhouse-stylesink, island, chandelier andrecessed lighting complete thedesign.

One of the seller’s favorite fea-tures of the house is the hardwoodflooring throughout — “in perfect

condition,” she noted.Another favorite? The open

two-story ceiling above the livingroom, which connects the spaceto the second-level loft overhead. The living room also has a wood-burning fireplace.

This home is equal parts con-temporary and traditional, lend-ing itself to transitional furnish-ings. The floor plan affords 2,264square feet of living space, with

the living room, eat-in kitchen anda dining area that opens out to anexpansive deck.

The house has three bedrooms, including the master suite, locatedon the first floor. The secondlevel is where the remaining twobedrooms are, a full hall bath, asitting area and a family room. Offof the attached two-car garage, there’s unfinished basement withplenty of room for storage.

The owners have invested a lotof time and care in the landscap-ing, including adding a bounty ofperennials.

The 0.19-acre property putsthree parks within easy reach:Cos Cob Park, Bruce Park andLoughlin Avenue Park, wherethere’s “the best baseball field intown, with tennis courts,” theowner noted. The family also en-joyed walking to Cos Cob’s Hugh

Street, a “one-of-a-kind” shop-ping destination with a cheeseshop, butcher, ice cream parlor, drug store, coffee shop and otherconveniences.

“These places are so close, thatyou get the feeling that this is allyour ‘backyard,’” she said to thenew residents whomay fall in lovewith the property just as she did.

“Cos Cob has always been aplace to raise the children, andthere is a tremendous amount offamilies with young families,” theseller explained, describing it asan “ideal place, with a fantasticschool system, especially if par-ents commute to NewYork.”
