why you’ll like itOn a quirky no through street running parallel with Pavilion Parade, this large end of terrace house has some interestingarchitectural details to the side, and a clue to the contemporary delights within are the discreet timber framed energy efficientwindows, keeping the house airy in the summer but warm and welcoming during winter, too.

Inside, the hall's clean lines are inviting and around the corner at the front of the house, the spacious dining room has a largebay window made private by colonial shutters, which will stay, and there's stylish décor with Heal's paper on a feature wall.Opposite, the streamlined kitchen has glossy white units topped by smooth, grey stone surfaces, which also form a sociablebreakfast bar by the door to the patio. All the appliances are high spec and are integrated, including a gas hob, fan oven, fridge, freezer and dishwasher, so all you need to do is open the room to the sunshine and add good food and company.

Outside, the patio's surprisingly spacious for this historic location and it's brighter than most as it isn't overlooked from the back.Granite paving's made pretty by the current owners' pots and there's lighting in place for al fresco dining.

Returning inside, downstairs, the private guest suite is fully tanked and has underfloor heating both in the peaceful doublebedroom at the back and the fabulous shower room, which has a large walk in shower, two heated rails and four cupboards, one of which conceals plumbing for a washing machine.

Up on the first floor, the first of the airy rooms is a living room with lush grey carpet, designer paper and fitted shelves. At thefront of the house, the first of the double bedrooms has soothing decoration and a big, west facing bay and next door, the bathroom is lined in glamorous black Italian marble which also forms a vanity unit with ample storage, and the shower has an up tothe minute dual head.

On the second floor, the landings have contemporary wallpaper whilst the restrained palette continues in the second bedroomat the front, which has oblique views of the Steine Gardens and the fountain of the war memorial. Next door, the chic showerroom has a hand basin set into white marble and there's all the storage you could wish for. Quietly at the back, the masterbedroom has open views, fitted shelving, an attic space and a whole wall of wardrobes. Last but not least, you'll feel on top ofthe world in the pretty fourth bedroom, also a double, which has storage and a dormer window bringing in a mixture of newand old architecture of the surrounding buildings, a gentle reminder that you're in the centre of an evolving and thriving coastalresort.

    what the owner says

"Everything you'll need is all within 15 minutes, from theDome to the comedy clubs of the North Laine- and thestation, of course. The patio's a peaceful alternative tothe beach when it's sunny and is a good size forentertaining. The house has been versatile whilstbringing up our children and the location allowed themsome independence. We shall miss our friends andneighbours, but it's just too big for us now. We hopeyou'll be as happy here as we have been."
