AHIP Home Repair Nonprofit and the City of Charlottesville were recog-nized on Thursday, November 19 by Vir-ginia Governor Terry McAuliffe for its Block-by-Block Charlottesville (BxBC) initiative that helped 48 low-income homeowners over a two-year period make critical repairs to their homes. The award was presented during a lun-cheon held by the Virginia Department of Housing and Community Develop-ment at the annual housing conference in Hampton, VA.

“Creating a stable place for our resi-dents to live is a key component in our efforts to build a new Virginia econo-my,” said Governor McAuliffe. “These housing awards recognize outstanding and innovative efforts in crafting effec-tive solutions for the Commonwealth’s complex array of housing needs. I ap-plaud the winners for the great work they are doing.”

BxBC transforms housing rehab into a massive, high-visibility collaborative community effort. Homeowners in 10th and Page neighborhood struggle with aged houses, many of which were built in the early 1900s. Their homes

have outdated and deficient systems, health and safety hazards, years of de-ferred maintenance, and inefficient and inadequate structures. The success of BxB has allowed AHIP and the City to launch Phase Two of the community re-vitalization project into the east side of 10th and Page and the Orangedale and Prospect neighborhoods over the next two years.

If you need to sell your home and the holidays are ap-proaching, you may be concerned about the inconve-nience or a possible lack of buyers that may make it a waste of time. If your home has

been on the market and hasn’t sold, you may be tempted to take it off the market during the holidays and wait for the spring market in February or March. On the other hand, if you take your home off the market during this time, you may miss a unique opportu-nity to showcase and sell it at a time when competition is low and your home looks its best thanks to tasteful seasonal decorations such as greenery, candles and lights.

Of course, it’s not just your home that looks its best. Often whole neigh-borhoods are lit up and decorated in ways that are inviting to newcomers and prospective buyers. If your com-munity has a clubhouse and other amenities, they too will be decorated

and may be planning special events that offer a taste of what life is like for people who live there.

These kinds of special events can be very appealing to someone thinking about buying a home in your neigh-borhood, including all of the visitors who come for the holidays with no intention of moving, but who decide while they’re there, that your neighbor-hood would be a great place to live.

To take advantage of this special time of year you will, of course, need to make your home available for show-ings. However you can designate times and dates when the home can’t be shown or when you won’t accept calls assuring that you won’t be disturbed during family times or when you have guests or are just enjoying the season. Your agent will communicate this in-formation via the MLS so agents for

prospective buyers won’t bother you during these times.

The Holiday MarketThe end of the year is tra-

ditionally a slow time in real estate. However, many agents in

our local market report say they are busy this year, and the statistics suggest this is not unusual. Over the

last several years, more than 20 percent of closed sales happened in February through April, reflecting listings taken and sales contracts negotiated during the months of November through Jan-uary. In other words, if you need to sell, don’t hesitate to put your home on the market now. You may be pleasantly surprised at the result.

Candice Van der Linde, with RE/MAX Realty Specialists, said that in the last couple of years, “fall and win-ter markets were busier than spring and fall.” She added that in general the “scale of home sales is on the up-swing,” and that “a lot of agents are very busy now.” She shared that part of the reason for this is that financing is more available now for more people than in the recent past.

Len Mailloux, with Better Homes and Gardens Real Estate III, described the December and January time frame as “very rewarding.” He has worked with a number of buyers during this time saying they were in a “much stron-ger position” to negotiate a good deal during this time of year. “The last two Januarys have been very good months for me,” he added.

A less active new construction mar-ket is another reason for sellers to put their homes on the market now. Van der Linde explained that in recent years resale homes have faced a lot of com-petition from the new homes market. Since there is less building going on during the winter months, this elim-inates some of the competition mak-ing resale homes more attractive. Of course, many of the buyers out looking during the holidays are in the mar-ket because they need to move now, and since they are unable to wait for a home to be built, they will almost cer-tainly buy a resale.

Holiday BuyersOne reason the holidays are a good

time to list a home is that the buyers are more serious. Some must buy be-fore the end of the year for tax reasons, while others may be relocating because of work obligations.

For example Phyllis Novotny, with Roy Wheeler Realty Co., said that many doctors move July first and Feb-ruary first. Those who need to move in February are good candidates to be out looking in November or December. A good example is a couple she worked with recently. Both spouses are physi-cians hired by UVA who looked for and found a home in November.

Another source of buyers are those moving in from out of the country, many of who may not observe the same holidays we take for granted here. Ac-cording to an article at realtor.com, as our real estate market has improved, there has been a concurrent increase in the number of foreign buyers along with what the author, Sam DeBord, calls “significant upticks in buyer showings and home sales around hol-iday periods.”

This may be why Novotny got a call from one of her sellers on a recent Christmas Eve reporting that someone had just stopped in front of his house and removed a flyer from the brochure box out front.

DeBard makes another good point about having your home on the mar-ket during the holidays. Most of to-day’s buyers start their home search online, and many people take time to do this during holiday and winter months when they have some time off

or weather makes it more difficult to be out driving through neighborhoods scouting out options. There is often a lot of online activity during these slow-er times in the market as buyers review the options and narrow their choices. If your home is not being actively mar-keted during this time, these buyers will not find it.

Another plus for keeping your home on the market during the holidays is that many buyers are on vacation from work and have more time to look at homes than they do during the rest of the year. It also means they have more time to check on things like neighbor-hood amenities and schools.

Novotny described one couple she worked with who took time to inter-view all of the high school principals before deciding which school district to live in. “Usually buyers don’t have time to do that kind of thing,” she said. Since the children were out of school they also came along to look at homes Novotny said, adding, “the chil-dren got to choose the home.”

From the buyer’s perspective, one of the downsides of holiday home shopping is that inven-tories are often low. In other times of the year this could lead to bidding wars. However, during the holi-days the less serious buyers drop out of the market,

which means those remaining face less competition. According to Mike Pe-ters, with Roy Wheeler Realty, Co., this often means remaining buyers find it easier to negotiate a favorable contract because many sellers are motivated and they have fewer buyers coming to them with offers.

Holiday SellersThe holidays give sellers a unique

opportunity to showcase their home at its best, and this may be the only time of year when they can use decorations to tastefully highlight its many bene-fits. Not only that, but the holidays are also a time when most homeowner associations and club houses put out decorations welcoming to residents, visitors and prospective homeowners alike. For example, Spring Creek at Zion Crossroads will not only be fes-tively decorated, but there will be hol-iday activities throughout the season for both children and adults, including a New Year’s celebration with dinner and music at Tavern on the Green at the community’s clubhouse.

Byrd Abbott, with Roy Wheeler Re-alty Co., said that she “does not

advocate sellers pulling their house off the market during the holidays.” Rather she sug-gests they get seasonal decora-tions up right after Thanks-giving. “Some homes look

fabulous when they are decorated,” she continued.

Of course decorations need to be well thought out. Van der Linde sug-gests using seasonal decor to accentu-ate the home’s best features. For ex-ample, sellers might use holiday lights to highlight a bay window, a porch or a walkway while a nice wreath on the front door can draw attention to the home’s entrance. She cautioned that while holiday decor can make a big dif-ference in how a home is perceived by buyers, it is important to keep it taste-ful and not over do.

Mailloux explained that while he asks sellers to make everything neat for showings as always, he “doesn’t ask them to stop living in the house.” He believes that a house that feels lived in “conveys a lot about the house and shows that it is loved.” In other words, sellers can continue to enjoy their homes even when they are on the mar-ket during the holidays.

In addition to holiday decorations, sellers can also take advantage of sea-sonal fragrances, filling their home with the kind of scents that people as-sociate with the season. This could be anything from the smell of fresh baked cookies, to the fragrance of evergreens or hot-spiced cider. These fragrances promote what Peters calls a “welcom-ing atmosphere” and when buyers ex-perience it they are more likely to stay longer in a home imagining what it will be like for their family to enjoy it there during next year’s holiday season.

The holidays can be a good time to sell for other reasons as well. “It’s a fes-tive, happy time of year,” Novotny said and a time when “people are in a good mood.” All of this can make it easier to negotiate a deal that works for both parties.

With fewer homes on the market during this time of year, sellers face less competition and if theirs is in good condition and well priced, the chances of it selling increase. During the spring market when there is more competi-tion, offers may be lower and come from buyers who are not as serious or as likely to negotiate as those out look-ing during the holidays.

Sellers who have already moved, leaving a vacant house, and those out of town for the holidays should defi-nitely take advantage of this unique market. In addition to adding some holiday cheer to their house before they leave, Van der Linde suggests these homeowners make arrangements to clear away snow making sure that the main entrance is accessible. She also suggests turning off the water to prevent burst pipes, and keeping the utilities on.

Internet Tools for Buyers and Sellers BY JANET THOMSON

According to the Nation-al Association of REAL-TOR®’s 2013 Profile of Home Buyers and Sellers report, poten-tial buyers turn to the Internet when looking

to purchase a home. In fact, the study shows that 45 percent of potential buy-ers attended open houses and used a mobile app, while 42 percent used mo-bile search engines to find property. Although the data revealed that buyers used a variety of resources to search for a home, overwhelmingly, 92 percent used the Internet to find the home they eventually purchased. When buy-ers were specifically asked where they first learned about the home they pur-chased, 43 percent stated the Internet. If you are in the market for a new home or selling an existing one, learning about some of these Internet tools could save you time and money.

Online Tools for Purchasing and Selling a Home

In the past decade, the Internet has changed the way buyers look for property, and how sellers are marketing their homes. With In-ternet websites like Zillow, Realtor.com and Trulia, buyers quickly can narrow their search and get a general idea of what they actually can afford. Anne Burroughs, REALTOR® at Montague, Miller & Co. (www.anneburroughs.com), says that potential buyers should use the information from these sites with caution because sometimes the information is not always accurate. However, when it comes to Realtor.com there is an exception. According to Burroughs, Realtor.com gets its data directly from the MLS system (in other words, REALTORS® themselves) and the information is always correct. She goes on to say that the other sites generally pull their data from a variety of public sources, and in many instanc-es the homes that are advertised for sale actually are either sold or up for auction as part of a foreclosure.

Jim Bonner, Associate Broker at Roy Wheeler Realty Co. (www.jimbonner.com), says that with so many new in-

novations in the industry to aid buy-ers, sellers and brokers, anyone with a cell phone, laptop, Ipad or personal computer can access resources to help them buy or sell a home. According to Bonner, proprietary websites and search engines allows consumers to see every aspect of a property both inside and outside. And in many instances, drone photos have been used to show-case property adding an interesting perspective to house hunting. In ad-dition, electronic signatures are made easy for routing contracts to attorneys, banks, brokers, buyers and sellers, Bon-ner adds.

With the use of Internet tools for house browsing, some buyers and sell-ers consider open houses obsolete be-cause houses can be viewed 24/7 pro-viding a buyer with information such as plats, covenants, and restrictions to bolster their investigations. These real estate online tools can even connect REALTORS® to foreign clients inter-

ested in the American market. “Most recently, we entertained international clients after we provided a dedicated and interactive proprietary website we crafted about one certain property, which incorporated Google Earth to provide satellite and aerial inspection,” says Bonner.

If you are looking to build a new home, Burroughs suggests visiting the builders’ website. There you will find comprehensive information that in-

cludes floor plans and a variety of ele-vations. Burroughs likes to send clients to sites like Houseplans.com because they offer floor plans that help poten-tial buyers visualize and come up with ideas of what they want for their cus-tom built home. Furthermore, buyers are able to educate themselves about green features by visiting sites like LEAP or EnergyStar.

Online mortgage calculators are another useful Internet tool that help buyers establish a budget during the house hunting process. Although most buyers have an idea of how much they can afford to pay for a mortgage each month, the challenge comes when fig-uring out how much house they can actually afford. Incorporating the use of an online mortgage calculator can help them translate the monthly pay-ments, plus the down payment, into a reasonable budget when house hunt-ing, says Burroughs.

When it comes to sellers, online tools are great for helping them pre-pare their house for the market, ac-cording to Burroughs. For example, if a seller wants to do some fixing up, soliciting the help of websites like Houzz.com for inspiration for projects like the right color to repaint a room or landscaping ideas can save you a lot of time and effort. Beyond that, Bur-roughs finds that online tools are not as necessary for the sellers.

How REALTORS® Use Online Tools to Help Clients Buy and Sell Homes

When Burroughs takes on a new buyer, she sets up a custom website through Client Connect. Client Con-nect allows her to search for all homes that fit within the parameters populat-ed to the site, giving her the ability to classify those listings into three catego-ries: favorites, possible and rejected. “It notifies me when they have completed the sort, or when new homes come up for sale that fit those criteria,” she says. “This site is password protected and just for them and me, so it’s a great place to see all the possibilities at once without having to redo the search ev-ery time.”

Zillow is another real estate app Burroughs like to use in the earlier stages of the house hunting process. For example, the app can provide in-formation such as how much a house recently sold for. This can be extremely beneficial for buyers shopping within a specific budget or for a particular type of house. Furthermore, Burroughs considers this app her client’s reality check because she can instantly pull up public records for the home, often revealing that it’s not within their set budget. This essentially saves the buy-er “a lot of headaches and heartaches.” For sellers, she uses a portal like Pos-tlets, which allows her to enter a listing and have it appear on dozens of web-sites instantly.

In the past decade, online real estate services have changed the way buyers look for homes, and how sellers mar-ket their properties. Today, there is an abundance of online resources to help narrow your search for finding and purchasing a home, or quickly get-ting your home virtually uploaded to the Internet, making the digital house browsing experience more convenient.
