Even if your attic floor is filled with adequateinsulation, seal air leaks around pipes andother attic openings to prevent waste ofheating and cooling energy--and money.
You probably think of your ceilings as solidsurfaces, but the truth is that ceilings leak airinto unfinished attic spaces through gapsand openings, such as around pipes andlighting fixtures. Air leaking into your atticcould be costing you money--up to 30% of ahome's heating and cooling energy is lostdue to air leaks. That's an annual $300 biteout of your wallet that you can prevent.
Find air leaksFrom below your attic, check the ceilingsand note the locations of all light fixtures,ceiling fans, and electrical outlets. From theattic-side of your ceiling, find the fixturesyou noted. You'll have to pull back existing
insulation to find them.
Electrical connections for fixtures, fans, andoutlets require a hole cutout in your ceilingdrywall. Each of these cutouts is a likely airleak. You can stop air leaks by sealing thecutouts from above with acrylic latex or sili-cone caulk, or with low-expansionpolyurethane foam, depending on the sizeof the gap.
Also check for anything that penetrates theceiling:
•pipes
•vent stacks
•flues and chimneys
•electrical wiring
•heating and air conditioning ducts
•access hatch
Gaps around these locations should also besealed from above.
Plug large gapsLow-expansion polyurethane foam in a canis great for plugging openings 1/4-inch to 3inches wide, such as those around plumbingpipes and vents. A standard 12-ounce can($5) is good for 250 feet of bead about halfan inch thick.
The plastic straw applicator seals shut withintwo hours of the first use, so to get the mostmileage out of a can, squirt a lubricant suchas WD-40 onto a pipe cleaner and stuff thatinto the applicator tube between uses.Plug small gaps
Caulk makes the best gap-filler for openingsless than 1/4-inch wide, such as those cutaround electrical boxes. Silicone costs themost ($8 a tube) but works better next tononporous materials, such as metal flashing,

Should I use a mortgage broker?Absolutely…I they are reputable. Like any
other product you would buy, you want to checkout the potential service provider you may want touse. Interestingly, most loans written over the lastdecade were originated by mortgage brokers acrossthe country. Why? The reasons include; they arevery knowledgeable (being that is all they do), thebroker has many sources for mortgage money, theyare extremely motivated (because they are paid oncommission), and most of them have come fromother industries that have provided professionalsales training. I like them for a choice. Meet acouple brokers, ask pertinent questions, test thewaters…it’s worth the time.

Wild birds are our backyard buddies: Aswallow can eat a thousand mosquitoesdaily; and watching birds glide and lis-tening to their songs can soothe our jan-gled nerves.
"Connection to the natural world isimportant to maintaining mental healthand stability," says David Bonter, a birdexpert at the Cornell Lab of Ornithology."We evolved being connected tonature."
Nature, shmature - feeding, housing,and bathing birds year-round is expen-sive. Bonter shells out $27 each week fora 50-pound sack of black oil sunflowerseeds, the best food for wild birds thatvisit his upstate New York home.
Bonter's costs are typical. I spend at least$40 monthly - nearly $500 per year - onbirdseed to stock two feeders that hangoutside my kitchen window. And Irecently paid $30for a special blue-bird house, whicha couple of spar-rows quickly com-mandeered.

Raid your pantryYou'd be surprisedhow much birdfood you alreadyhave stashed inyour pantry.
•Stalebread and crack-ers, peanuts (raw,roasted, shelled -but not salted),and oatmeal pro-vide a good birdnosh.
•Robins,orioles, bluebirds,
and cedar waxwings will eat cut up fruit,such as oranges, placed on a platformcovered by a roof to keep out rodents.
•Woodpeckers and nuthatcheswill lick peanut butter off tree bark.
•Beef fat is a powerful nutrientfor birds in winter. When temperaturesdrop below 50 degrees, ask your butch-er for a hunk of beef suet, and hang itfrom a wire cage you easily can find athardware stores and online. If you eatbacon, chill the grease and mix it withnuts and seeds, then hang it in a cage.
•Avoid salty and highly processedfood; it's no better for the birds than it isfor us.
•Don't waste money on shelledsunflower seeds. Birds are accustomedto cracking shells in the wild and willhappily do it at your feeder.
Water's almost freeWater in birdbaths and fountains
attracts birds that don't eat seed, likerobins.
"Any bird will come to a birdbath," Bon-ter says. "I've seen hawks in a birdbath."
If you want to attract more birds, makethe water ripple with a solar water wig-gler ($40). These hand-sized agitatorsmake the birdbath look more like a nat-ural water source and discourage mos-quito eggs from hatching.
Clean and fill the birdbath daily with agarden hose.
Grow your own bird homesBirds don't need to nest at the Ritz.They'll happily reside in a nesting gourd(sometimes called a bottle gourd) youcan grow yourself.
I've harvested six nesting gourds from acouple of gourd vines. You can get fancyand paint and varnish them. But I just letthem dry on the vine (I don't usually getaround to picking them until October),
drill an entrancehole, and hangthem from theporch light next tomy kitchen.
Nesting gourds areharder to cleanthan other birdhomes. So I eitherpick out the oldnests in winter, orthrow them awayand grow newones when theweather warms.
I get three or fournesting familieseach spring andsummer. Nothingwarms my heartlike watching Momand Dad feed theirhungry chicks.

In a time of choked credit and painfully low CDrates, some home owners and their parents arecutting financial institutions out of the mort-gage picture and banking on each other.
The Bank of Mom and Dad can earn 4% or 5%on cash savings by holding the mortgage onthe kids' property. This symbiotic lending givesparents a source of income that beats the rateof return of, say, a money market fund. Foryounger folks who need a loan, it's a good wayto secure hassle-free financing at a reasonablerate.
Of course, this family lending only works if Momand Dad have enough cash to make the mort-gage, and the kids have the wherewithal tomake monthly payments. But if viewed andconducted correctly, family lending is a win-winarrangement; if not, Sunday dinners will beawkward!
A dentist friend of mine in Maryland holds thepaper on both his kids' homes. His childrenwere looking for mortgages; his savings weren'tearning much; so he gave them mortgages at4%, nearly a point below what a bank wouldhave charged, but more than triple what he wasearning on his savings.
"It helped both of us," he says.
My husband and I have been loyal customers ofGordon Savings and Loan since my mother-in-law was widowed 19 years ago and struggled to
maintain her lifestyle on safe, fixed-interestinvestments.
Through the years, we've paid Mom between4% and 9% on the interest-only mortgagesshe's held on our home and investment proper-ties. At times, we've given her a point higherthan falling mortgage rates because, after all,she's our mom, and without that extra incomewe'd have to kick in anyway.
At the end of the loans, she retrieves her princi-pal with her assets -- and pride -- intact. If shewere to die before, the loans would becomepart of her estate.
These loans work for us because we don't:•Beg banks for loans.
•Pay points.
•Spend extra money on propertyappraisals, credit checks, and bank processingfees.
We'd rather miss a limb than miss a payment;and Mom would rather cash our checks thenask her other kids for money. So, all in all, it'sworked well, but not without a few hiccups.
When the economy collapsed, Mom got nerv-ous. During a pasta dinner, she handed us a let-ter that expressed her love and called her loans.
Dawn Rickabaugh, a Los Angeles financial con-sultant who specializes in the secondary privatemortgage market, says we should have includedin our deal an escape hatch that allowed Mom
to sell all or part of the loans to a third party,just like banks do.
"Parents have to think like a bank and have anexit strategy," says Rickabaugh.
In the end, we rejiggered things and repaidsome, but not all, of Mom's loans.
Here are some lessons we've learned aboutfamily loans:
•Document loans completely and pro-fessionally. Settlement companies can draw upthe mortgage, or you can use services, such aswww.LendFriend.me, which structure, docu-ment, and manage loans made among familyand friends.
•Consider solutions to worst-case sce-narios. What happens to payments if a childloses their job or divorces? Under what circum-stances can the loan be recalled? A lawyer ormortgage writer can help you answer thesequestions.
•Make sure borrowers, aka "the kids," arefinancially stable and have equity in the proper-ty. They may have to save a little money beforethey qualify for a family loan.
