It’s been another record year for Gilbane Building Company’s North Carolina offices. This past year we saw tremendous growth and we got to take on some of the coolest projects around: we began construction on a nearly 100-year-old elementary school building, topped out our 2 million square-foot Legacy Union project in uptown Charlotte, and moved our Durham office to Raleigh. These milestones wouldn’t have been possible without our amazing clients, gifted design partners and collaborative trade contractors throughout North Carolina. So what else have we been up to? It’s been another record year for Gilbane Building Company’s North Carolina offices. This past year we saw tremendous growth and we got to take on some of the coolest projects around: we began construction on a nearly 100-year-old elementary school building, topped out our 2 million square-foot Legacy Union project in uptown Charlotte, and moved our Durham office to Raleigh. PROJECTSIn 2018 we continued to build more than buildings

across North Carolina. From a pyramid-capped office

tower that will transform the Charlotte skyline, to a multi-services center that, when

complete, will serve as a homeless outreach facility for those in need. We broke ground on a

pharmaceutical manufacturing plant that’s bringing

BRINGING A SCHOOL BACK TO ITS

1920’S GLORY Wake County Public Schools, Wiley Elementary School | Raleigh, NC

In July of this year, Gilbane began renovations on this nearly 100-year-old building in Raleigh, North Carolina. While the building is not listed on the historic registry, the team felt it was important to restore and reuse as much of the architectural character of the original 1923 building as possible. To date, they have salvaged 3,500 square feet of wood. The masonry on the exterior of the building, including brick and terracotta, will be restored as well as the terrazzo throughout the interior of the building. During construction, it was determined that the beams that line the ceiling of the auditorium were plaster instead of wood. This unique discovery will require specialized craftsmen to restore. In addition to the restoration, the building required lead and asbestos abatement throughout, specifically in the plaster walls. It will also include all new HVAC and elevator modernizations.

CHARLOTTE SKYLINE GETS

ICONIC TOWER Legacy Union | Charlotte, NC

A 33-story tower is rising in Charlotte. Gilbane will top out the iconic pyramid-capped building in January 2019. This building is the first project in the redevelopment of uptown Charlotte and will be the fourth tallest in the city once complete. In addition to the tower, Gilbane is building the four-story parking garage next door.

GROWING POPULATION IN WAKE COUNTY SPURS

NEW SCHOOL CONSTRUCTION Parkside Elementary School | Morrisville, NC

Construction on the new Parkside Elementary School began during the wettest year on record, on a greenfield site in Wake County, North Carolina. The new school, totaling 115,000 square feet, uses the Walter Robbs prototype design and includes full site development and infrastructure improvements. It will include a gym, auditorium, cafeteria, kitchen, playground, playfield and classrooms.

REIMAGINING

A 1960’S ICON The Tower at Mutual Plaza | Durham, NC

This iconic, 1960’s downtown office building underwent a complete transformation in 2018. Set to finish in early 2019, the goal is to reposition the existing 12-story building into a Class A office space. Major structural renovations to the lower levels will increase rentable square footage, while exterior improvements will improve the buildings curb appeal. New architectural features and enhanced amenities, such as a grand staircase, skylights, fitness center and bike parking, will modernize the office space. BUILDING MORE THAN BUILDINGS BY

COMBATING HOMELESSNESS Wake County Oak City Multi-Services Center Raleigh, NC

With no single location in Wake County where individuals experiencing homelessness could receive assistance, Wake County selected Gilbane to renovate a 1950s warehouse building in downtown Raleigh to meet this need. Operated by the Partnership to End and Prevent Homelessness, the new Oak City Multi-Services Center will serve as a single location to connect homeless and those at risk of becoming homeless to an array of services that will help them secure permanent housing, as well as access to other economic, medical and mental health assistance. The nearly 30,000 SF facility will also provide education programs, computer stations, showers, a laundry, office space, a multipurpose room, a small health clinic, and a catering kitchen to provide meal distribution to an estimated 500 people per day. NEW PHARMACEUTICAL PLANT

PROVIDING HUNDREDS OF NEW JOBS Fresenius Kabi, Standard Solutions Plant Wilson, NC

Building upon Gilbane’s work with Fresenius Kabi in Illinois, the North Carolina Business Unit was selected to complete the expansion of the company’s Wilson, North Carolina manufacturing operations. When complete, the expansion will include 423,000 SF of new manufacturing space to accommodate five IV bag manufacturing lines.

MODERN OFFICE SPACE IN THE HEART OF

HISTORIC DOWNTOWN DURHAM Duke One City Center | Durham, NC

Gilbane was selected by the Duke University Office of Development as the CM at Risk to complete an interior build out of their new office in the recently constructed One City Center Building. The project consisted of 44,000 SF of open office space on the second and third floors. With modern touches throughout the space, the office views give way to surrounding historic buildings. The work included interior finishes and new mechanical/electrical/plumbing/fire protection work.

MODERNIZING AND CONSOLIDATING

MUNICIPAL FACILITIESCity of Durham, Water Management Facility Complex and Compliance Services Building Durham, NC

With Water Management employees currently housed in two disparate locations, the City of Durham is consolidating staff to one location at its existing Mist Lake complex. Gilbane was selected to provide a new, modern, LEED-certified 134,195 SF building to house non-treatment related administrative and operational offices, as well a wellness center to address the health and wellbeing needs of employees. Behind the administrative offices, a new 44,294 SF building will house warehouse equipment and maintenance shops. Gilbane is also constructing a Compliance Services Building at the South Durham Water Reclamation Facility to house the department’s water and waste water laboratory.

ADDITION OF 400 STUDENTS CALLS FOR

SCHOOL EXPANSION Charlotte-Mecklenburg Schools, Davidson K-8 Conversion | Davidson, NC

Davidson Elementary School has seen children in Kindergarten through 5th grade roam its halls since 1993. With plans to add grades six through eight and nearly 400 new students, Gilbane is adding a three-story, 36,000 SF, 22-classroom building to the existing school. New athletic fields will also be installed. Despite hurricane rains impacting construction operations, the new building is still on schedule for an August 2019 opening.

SECOND ANNUAL CHARITY

More than 120 golfers joined Gilbane for our second annual charity golf tournament on October 29, 2018. The tournament raised $50,000 to support The Raleigh/Wake Partnership to End and Prevent Homelessness and Rebuilding Together of the Triangle.

Individuals, six subcontractors, Gilbane employees, Gilbane Families, Friends and Laborers banded together to supply 100 elementary students, 50 middle school students, and 100 classrooms in the Charlotte-Mecklenburg School District for the 2018-2019 school year.

MINORITY ENTERPRISE DEVELOPMENT (MED) WEEK This year, Gilbane sponsored

MED week in Durham, Greensboro and Charlotte. MED week is a weeklong series of educational, outreach and recognition events that commemorates the achievements of minority entrepreneurs.

Gilbane participated in CANstruction Charlotte, in association with AIA Charlotte, to support the Second Harvest Food Bank of Metrolina. Gilbane reached for the sky with our pyramid shaped structure that mirrored the top of Legacy Union, a new development changing the Charlotte skyline.

At Gilbane, we are always looking for opportunities to use existing technology in new ways. For example, in North Carolina, we’ve been using Matterport to capture existing conditions. We then use this reality capture as a visual communication tool to convey information to our clients, architects and subcontracting partners. The model can be accessed

online and shared with any of these stakeholders in real time. We’ve also seen Matterport used successfully in the turnover process. Project teams have captured equipment in mechanical rooms and linked the images to operational manuals and work order systems to help facilities personnel manage operations more efficiently.

Our clients are continuously looking for ways to convey information more clearly, perform tasks more efficiently and report data more effectively. Technology has made it possible to accomplish all of these.

HISTORIC PRESERVATION

The original Wiley School building was constructed in 1923 and was designed by architect, Christopher Gadsden Sayre, who designed four schools in the Raleigh area at that time. While the focus of this project is constructing a modern, state-of-the-art elementary

school, new will meet old as we will repurpose wood floors originally installed in 1923 and keep a lot of the original plaster cornices, among other original materials. Additionally, the exterior of the 1923 building will be repaired where much of it is falling apart.

Gilbane’s North Carolina office has provided construction up fit services on several historical properties in the Raleigh area. In 2018, we took on a renovation of and addition to Wiley Elementary School, the oldest elementary school in North Carolina that has been used continuously in that capacity.

Gilbane relocated our Durham offices to Raleigh as part of our long-term strategic plan to accommodate the needs of the growing team and expanded service reach across the Triangle area. We hosted an open house in the new office space to celebrate with clients, partners, friends and our Gilbane family. If you missed it, stop by and say hello next time you’re in the area! North Carolina is home to more than 700 life science companies, so it’s a given that we are continuing to draw on being ranked in Building Design + Construction’s Top 20 Science & Technology Contractors.

Since Gilbane came to North Carolina 40 years ago, we have worked on local projects for some of the largest life science companies in the world, including GlaxoSmithKline and Becton Dickinson. In addition to the current expansion of the Fresenius Kabi plant in Wilson, we continue to work at the BioPoint Innovation Labs facility. In May, we completed a repositioning of BioPoint from an existing 165,000 SF laboratory facility into a multi-tenant (4-6 tenants) complex consisting

of research areas, data center, general office space, and amenities such as restaurants, gyms, and exterior landscaping.

Recently, we returned to BioPoint to complete a lab upfit for AskBio, a gene therapy company.

In 2019, we look forward to adding to the more than 59 life science projects that Gilbane has completed over the past 10 years.

North Carolina’s commercial real estate market continues to prosper. Both Charlotte and the Triangle have seen major developments break ground in 2018, and even more planned for 2019. Next to Bank of America Stadium, home to the Carolina Panthers, Gilbane will complete the growing uptown Legacy Union development’s first office building and parking garage in 2019. In addition, Gilbane will break ground on the new 18-story office building next door. With technology and life science companies interested in the area’s talent and affordability, we expect to see continued growth in 2019.

Gilbane Cares is our philosophy built on the belief that everyone — our employees, clients, partners, and the public — deserves a safe and secure work environment.
