PDG was selected by Wood County to provide engineering design services at Woodhaven Health Care Facility for the building boiler replacements, complete hydronic piping replacements, cooling additions, ventilation and code improvements, and building supply gas piping replacements.

This facility is in need of updating and currently does not have central cooling in the majority of the building. This facility has hydronic water heating piping that is rusted and leaking in the crawl space. Woodhaven also will be requiring code compliance design documents such as fresh air requirements, and updated envelope requirements that include updated windows. PDG has been contracted to complete this work through several design phases¬ that will help allow the facility to achieve construction completion within the required timelines for specific components. For example the boiler design and construction implementation was broken out to expedite the design and bidding phase such that the boilers could be installed prior to

the upcoming heating season. Engineering services included boiler replacement and component selections which incorporated pumps, strainers, main valves and sensors, and filter components.

PDG was responsible for construction documents and specifications that included flow diagrams, plan view and demolition drawings, notes and details. Design for the system included consideration of multiple temperature requirements that meet kitchen requirements, domestic water, and process heating requirements. Other unique and specific project design criteria include design for a kitchen addition, make up and ventilation air, and existing resident occupants. Each design approach and implementation of each phase had to be scheduled around Wood County and Woodhaven’s budgetary requirements, resident occupants, code requirements, and order of importance as they apply to the Woodhaven Nursing Home.

Each design phase includes full specifications, bidding documents, and advertising. In addition, PDG provides ongoing and continued construction administration through completion of these projects. More importantly is the relationship that PDG offers Wood County; our engineers assist Wood County in many projects large and small on a regular basis to help Wood County make effective budgetary and facilities decisions that best fit each individual building or complex.

Woodhaven Health Care HVAC, Boiler and Code Updates

This project included the replacement of two 600 MBH boilers with two new boilers utilizing the same controls connections for the Sandusky County Communications Center and Jail. The communications center involved adding air conditioning, heating, and plumbing alterations to two wings that hadn’t been previously conditioned.

Both of these buildings on this campus were security buildings that required proper notifications and permission prior to visiting. The HVAC portion of this project included spaces that were utilized as evidence collection, holdings cells, interrogation rooms, conference rooms, and offices. Each space provided a new challenge in respect to temperature and humidity control, occupant schedule, and user access.

The boiler replacement portion of this project includes construction administration, including bidding and permit responsibility. Much of the existing piping was salvaged with no changes other than new insulation where required. There was no asbestos, so although abatement was considered, it was not required. This project required communications within our firm as structural, architectural, and electrical departments all had large roles. The new condensing boilers that were specified are allowing the jail to achieve efficiencies towards 96%. These boilers utilize the existing building controls while incorporating new individual boiler control which allows the facility to take full advantage more...

of the potential savings due to outside air temperature reset, added turn down, and low fire capabilities. The jail can achieve future savings when they upgrade existing controls to newer digital controls throughout the county by simply switching the outputs on the fully capable boilers.

The new boilers and HVAC systems will not only save future maintenance cost, but will also help the jail see tangible energy reductions immediately while providing exceptional indoor environmental controls and comfort.

PDG worked with the Wood County Commissioners pursue funding for capital projects through the American Recovery and Reinvestment Act (ARRA) “Energy Efficiency and Conservation Block Grant (EECBG): Local Governments Program”. Our experts conducted the energy analyses for the projects, provided cost estimates, and prepared the funding applications. All of the projects were selected for EECBG grant funding. One of the projects, awarded $220,348, was replacement of the boiler system in the County Courthouse with condensing boilers to maximize fuel efficiency. A connection for domestic hot water and a variable primary pumping system was also be included. The energy savings of the new boiler system is estimated at 1,549 million BTUs in natural gas, and 12,066 kWh in electricity, for an annual cost savings of $9,521. The projected reduction in GHG emission is 91.5 tons per year.

WOOD COUNTY COURTHOUSE BOILER REPLACEMENT

ReferenceJake Grau, Building & Grounds Maintenance Technician170 Plymouth Street Bucyrus, Ohio 44820 [email protected]

PDG was selected by Bucyrus City Schools to replace their 2.9 million BTU/hr Burnham gas-fired boiler with two high-efficiency boilers at the high school. Time was critical due to the fact that their current boiler was leaking. PDG provided design documents that showed plan and elevation views of the boiler, along with demolition drawings that described the extent those components should be removed.

Challenges to this project include scheduling and completing the design documents with in a very tight time line to complete installation during the swing warmer months so that the entire system could be designed, purchased, and installed before cooler months approach.

Design considerations also considered back up and secondary system boilers that were to remain for redundancy purposes. PDG mechanical engineers worked closely with Jake Grau as Director of Facilities for the Bucyrus High School to incorporate the existing piping and pump configuration so that both system would work well together while increasing efficiency and reducing energy expenses and facilities maintenance.
