Our team of experts has played a leading role in cost management of hotels, resorts and mixed-use devel-opments around the world. This experience has ena-bled us to build an expert knowledge of cost bench-marks and the factors that drive them. Our holistic processes, focused on value, help clients to set the right budget. Our proactive cost manage-ment techniques then ensure that we manage risks and that the budget is spent in the best way. This process continues throughout design, procure-ment and construction to help deliver the project within budget.

Project management

We take a hands-on approach to project manage-ment that delivers successful projects for our clients. We help our clients formulate their objectives and then lead the project team to realise them. As part of this process, we foster good relationships between a range of stakeholders including owner, operator and developer. Our long-standing focus on hotels, resorts and mixed-use developments has given us a deep understand-ing of the specialist nature of these projects. This en-ables us to assemble teams of designers and contrac-tors that are exactly right to deliver a successful pro-ject.

Development management

In this extension of our project management services,

we assist the client with the creation of a develop-

ment idea, helping to test the viability of alternative options, describing and documenting the opportunity

and assisting in creating a practical plan to make it a

reality.

Asset improvement

To optimise the performance of hotels, resorts and mixed-use developments it is vital to maintain and improve the assets. These assets require a constant cycle of refurbishment that becomes more significant as they increase in age. Equally, the business environ-ment changes and the amenities that an asset offers can become out-dated and need to be refreshed and re-targeted.

About Implementar

Ian Memmott BSc (Hons) Dip OR MRICS Managing Director Ian formed Implementar to deliver focused develop-ment, cost, project and asset management services to the hotel and resort market. Previously, Ian led the Davis Langdon Hotels and Resorts group throughout Europe, the Middle East and the Caribbean. Ian has specialised in the delivery of hotel develop-ment and asset management for the last 20 years. During this time he has gained significant internation-al experience through working with the world’s lead-ing clients and hotel operators in the UK, Europe, Africa, the Caribbean and the Middle East. Alasdair Maclean MBA, Dip PM, BSc (Hons), MRICS Operations Director Co-founder of Implementar, Alasdair is a former Davis Langdon Hotels & Resorts Director who has special-ised in hospitality and mixed-use projects for almost 20 years. He has considerable experience leading the delivery of services on a wide variety of projects in the UK, continental Europe, the Middle East, Africa, Asia and the Americas. Alasdair’s experience ranges from major mixed-use schemes to complex hotel refurbishment projects. It includes hotels for such clients as Four Seasons, Ritz-Carlton, Kempinski, Intercontinental and Hilton. Recent experience includes projects in South-Eastern Europe, Turkey, Russia and the Caribbean.

About Implementar

Hossein Azemoudeh BSc (Hons) MRICS Associate

Hossein has a broad range of experience in providing pre and post contract cost management services on both hotel and residential new build projects. He also gained experience on numerous new build and hotel renovation projects in the Bahamas, UAE and the UK.

In the Bahamas Hossein was part of the cost manage-ment team responsible for the delivery of the multi billion dollar Baha Mar Project as well as smaller hotel refurbishment and Capex projects.

While based in the UAE, Hossein managed a team to deliver cost management services on US$1 billion re-sort in Oman, and various new build and refurbish-ment hotel projects in Dubai, Abu Dhabi and Ras Al Khaimah, Syria and Doha. In the UK, Hossein worked on several landmark hotel refurbishment projects including the Grosvenor House Hotel, The Chancery Court Hotel and the Langham Hotel.

The Silken Hotel (now ME), London, UK

Description:

A 142 key five star hotel complete with Italian restaurant, bar, ballroom, meeting rooms, business centre and health and fitness area.

Description:

The complete refurbishment of an existing hotel to create a four star flagship “Art and Tech” hotel at Marble Arch in London.

The project included 900 keys, all public and back of house areas and the conversion of the adjacent staff annexe to form 119 new keys and 5 apartments.

Description:

Contemporary five star hotel in the heart of the West End with 170 hotel keys, 92 luxury apart-ments and basement parking for about 100 cars. Facilities include a rooftop breakfast bar, health club and conference facilities.

Description:

235 key extension to existing hotel, link corridor and bridge with associated alterations to existing building to incorporate link bridge.

The building has 205 keys ar-ranged in two wings over 6 floors. The ground floor houses the bar/restaurant, with funky zinc bar and open plan kitchen, and when the weather is good enough, diners and drinkers can make the most of the glazed central courtyard.

55 key hotel, restaurant and public house including two storey traditional new build block, and the refurbishment of the existing Grade II listed buildings, the ‘Cottage’ Hotel and Red Lion Public House.

Description:

The conversion of the Pearl As-surance headquarters building into a luxury hotel. The hotel comprised 365 keys, front of house and back of house areas, significant conferencing, food and beverage and an ESPA Spa.

Description:

The complete refurbishment of this classical 1920’s five star ho-tel in Mayfair. The project was carried out over 4 year period and included 494 keys along with all the public and back of house areas and reopened as a flagship JW Marriott Hotel.
