The Landlady Building Opinions

I remember Richardson’s Yard well from the days that it was under thecontrol of Mr Richardson, the well-known local scrap metal dealer whosefirm, G. E. Richardson & Sons, is still thriving in the adjoining industrial

unit. The yard was previously home to huge containers for scrap iron andsteel, beside which heavy sash window weights were placed which MrRichardson bought for £1 apiece.

Richardson’s Yard has been cleared and prepared for the arrival of 36shipping containers. After years of travel around the world, potentially by ship,lorry and train, each 40ft container has been converted into a new home in anexciting new project by BHT and QED Estates. I was invited by Andy Winter fromBHT for the arrival of the first batch of containers.

The first thing that I noticed about the site, just up from Preston Circus inBrighton, was the remains of the Cobbler’s Thumb pub. The pub was owned byBrighton & Hove City Council apparently, and demolished for structural reasons.Whatever the reason, its empty site is now a great place to store a workman’sportable cabin.

Ross Gilbert fromQED told me that theshipping containersare all coming toBrighton via theTilbury Docks. Thirtywill be located at therear of the site overfive storeys with sixper storey. Now that I’mworking on the Piermany nights of theweek until at least7pm, my routine hasbeen interrupted,meaning my life hasbecome completelyout of kilter. After alittle thought, I cameup with the idea ofusing ITV+1 when I getin, meaning I can stickto my usual routine,only an hour later thanit actually is, foolingme into thinking it’sthe same time asusual. Are youconfused? Well, it’sworking for me, atleast it was until thenight the clocksturned back, when it isreally 6pm when itwas 7pm, leaving mestranded andwondering where thehell Coronation Street had disappeared to...

More confusingly still (for me at least), I’m now in Turkey again in order tofurnish my new cottage. When I flew out it was definitely 9pm when it’s 7pm.When I come back, because the clocks will have gone back in the UK, it will be9pm in turkey and 6pm in the UK. Aargh. Bad planning or what?

I would be writing this column on the flight but I am travelling out with an ex-pat, who has a house in the same village as mine and for whom talking (mainlyabout himself) is tantamount to an Olympic sport. I shall therefore not have thetime to write on the plane, which is what I generally tend to do on planes inorder to pass the time.

When I return from Turkey, as well as my two jobs on the Pier and at TheSupermarket, I have agreed to paint mine and Katy’s flat in Hastings. We wentthere in the driving rain last Friday in order to buy paint and horrible, ominousstuff like sandpaper, at a cost of £120. We measured the kitchen and looked atappliances in Curry’s. We then looked for a greasy spoon in order to have eggand chips, but could not find one anywhere and had to eat in one of the new,terribly posh cafés on the seafront, where Katy virtually had to practically begthe proprietor to fry her egg, rather than poach it. Later, in London, we spent£60 in Wagamama and a further £50 in a wine bar. While a little tipsy, we thenbooked flights to Turkey for me, Katy and her husband, all paid for from our jointaccount. There is now not enough money left to buy the kitchen. Sad times...

Y ou’re in the midst of buying a new property. The deal’s gone through, so what happens next? Chances are, priorities will quickly turn totransforming bricks and mortar into a family space, full of character

and charm. The extent of such transformations can be anything from minorredecorating to a new extension. In some cases, though, wholesaleimprovements are what’s needed

Sometimes the sheer volume of work required makes us think: “Wouldn’t itbe easier to knock it down and start again?”. Such musings, in fact, needn’tbe utopian dreams. Projects of this nature often give clients much greaterscope to shape their perfect home.

Clients of ours bought a much neglected home in Brighton and decided totake the replacement dwelling route after initially wrestling with thoughts ofan extension and renovation.

HOW DO I KNOW IF A REPLACEMENT DWELLING IS RIGHT FOR ME? Replacement dwellings are a major building project and shouldn’t be takenlightly. Before progressing plans find the right architect, structural engineerand builder.

This job has been one of our most pleasurable recent ventures, both in thebuild process and in our relationship with the client. The manner in which theytackled the project was exemplary, so we felt we couldn’t pass up theopportunity to relay some hints and tips to help you if a replacement dwellingis a route you’re considering.

A FEW HINTS AND TIPSInterview the architects first, make sure you are on the same wavelength –this is crucial. Each practice does things a little differently so it’s vital theyunderstand your vision and have the right skills to produce the design youwant. Draw up a list of questions, quiz them and ensure they fully understandwhat you want. A good practice will relish this opportunity and enjoy thecollaborative thought process. The big difference between replacementdwellings and improvements to an existing property is the greater creativeopportunities with starting from new so you’ll have a better chance of realisingyour ambitions in terms of spaces and low energy building.

A key factor in the successful delivery of this project was the rapport theclient built with their neighbours. Chances are, if a formal letter drops onto thedoormat, instructing you of proposed major works just yards from your home,you’ll likely be a little worried about the affect it might have on you. In thiscase, the fear factor was diffused by the client simply inviting neighbours in totalk face-to-face, making them fully aware of what was happening and when.

DECIDE WHAT’S MOST IMPORTANT TO YOUDecide on a hit list of ‘must have’ features; those you’d like if possible andthose you’ll be happy to concede on. Our clients specified luxury in the areasthat mattered – the windows and doors, in this case. This focus on what wasimportant to them allowed us to suggest other areas for cost saving as theproject proceeded. Migrating from their original standpoint – seeking only anextension – to opting to build from new was the right choice in this instanceand it could be for you too. “How to Interpret a Survey”

Buyers clearly need to make informed choices when itcomes to deciding which property to buy and at what price,although only about one in five people in England andWales commission a survey (source: RICS).

However, we find that buyers can be unnecessarily disappointed by thesurvey report simply because they are not familiar with some of theterminologies used. Increasing litigation and a massive rise in professionalinsurance premiums means that surveyors are understandably becomingvery cautious as to how they describe their findings.

For example, a survey might read, “We found no evidence of woodwormor rot, but would recommend further investigation by a specialist timbertreatment company”. Very few, if any, timber specialists will provide a cleanbill of health along with a 20-30 year guarantee unless they have actuallybeen commissioned to carry out a timber treatment programme – at a price.

Such caveats can apply to the causes of damp, wall fractures, etc, andto some extent render some surveys irrelevant. Ultimately it usually comesdown to a matter of common sense, and even an acceptance of variousimperfections as part of property ownership, especially in respect of olderhomes. A basement flat might not be quite as dry as a second floor flat; butdoes this make it uninhabitable? A crack that has existed but not expandedfor 50 years may look unsightly, but does it really mean the property isfalling down? Some woodworm is not uncommon, and is easily treated.

Ultimately, unless the results of a survey express grave and clearconcerns, then it is up to you the buyer, not your surveyor, to decide whetherany alleged flaws are really likely to significantly affect your enjoyment of theproperty. So, as they say on Crimewatch… don’t have nightmares!
