By the time you read this the Christmasseason will officially be on us – at least inmy world. Some of you out there started

mid November and a few in late October (no doubt you will be lookingforward to the arrival of hot cross buns very soon).

The timing of Christmas complicates the process of buying andselling homes. Should you put it on the market in December or waituntil the new year?

It is surely true that thelast thing you might want isa trail of potential buyersparading through yourhome as you attempt tostuff the turkey and burnthe mince pies.

Then again, maybe it would be an ideal time. After all, the place willbe looking lovely, decked with boughs of holly so to speak. It willsmell delicious, festive cooking, pine needles and tangerines andgiven the probable impending arrival of friends and relatives it will asclean and tidy as it will ever get.

Okay, I admit it, I am painting a pretty “Christmas Card” image ofthe festive season at home, maybe you don’t embrace the holidaywith the same fervour that I might, but it is certainly worth a thought.

Consider though the week between Christmas and the New Year.Are you working? Possible not, and nor will so many other people.Would that not be a great time for people, and especially busycouples, to view a potential new home, together, in daylight…

Truth is that the best time of year to put your home on the market iswhen you need to move. Don’t sit around, make that move now.Someone out there wants your home.

Local estate agency Fox & Sons, with nine offices in Brighton &Hove, is urging sellers who wish to move in early 2016 not todelay marketing their properties until the New Year. Fox &

Sons predicts heightened seasonal activity during the Christmas toNew Year period, with potential buyers actively starting their searchonline for properties to buy over the festive season.

Following years ofinaction, plans havejust been unveiled for

a seventeen-storey tower onthe old Sackville Hotel site onthe Hove seafront by developerHyde Housing and architectAndy Parsons – the teambehind the ‘One Hove Park’development on the OldShoreham Road.

As one of just ahandful of residentsnearby with anunobstructed view ofthe Sackville Hotelsite from my home, Iwas quite takenaback when I firstsaw the proposal.There are certainlylight and shadowimplications for those living behind, and it could be argued that thetower would sit acrimoniously amongst existing seafront buildings.

The backdrop of course is that the nearby King Alfred scheme islikely to be large, and just one of a number of proposals for densestructures that are deemed necessary to catch up with the rapid risein Brighton & Hove’s population that we have seen since around 1997.My ideal Hove seafront would not include tall buildings but we findourselves in a position where we have to build up if we don’t want tobuild on parks, allotments and the South Downs.

In this particular proposal’s favour, serious thought has at leastgone into its design. It is not another white-rendered box after all(which a number of yet-to-be-built approvals for the seafront are). I’mnot sure that the proportions are currently right. If the building weretaller, its current diameter would be appropriate but it’s looking alittle barrel-like currently. Perhaps it should be narrower. Theattached wings, which have been designed to mitigate the suddenincrease in height, detract from the purity of the concept. They shouldbe removed.

PROJECT BRIGHTONPHIL GREENMANAGING DIRECTOR MDHUB

MDHUB is the premier peer-to-peer business growthnetwork for Managing Directors and their senior boardmembers. Their main objective is to solve problems and

I have made a number of calls to potential investors and VentureCapitalists (VCs) on behalf of some of our fast-growing MDHUBmembers recently. There is definitely some interest and moreimportantly a lot of investment available out there, but among some

common responses about sector fit, size of investment (normally toosmall for VCs) and risk I received one interesting response.

This basically went along the lines of “Naah – I’d rather get on aplane to Berlin than the train to Brighton”.

When I asked for a few more details behind that slightly shockingassertion, the response was that Brighton made a lot of noise butwasn’t really the place to get hold of serious growth businesses.Naturally I begged to differ and we left the conversation at that, butwith a promise to re-visit it at a later date if I could prove him wrong.

We do make a lot of noise, Brighton and Hove has always beengood at that but is that all we do? Intrigued I spoke to a contact whoruns a Business Angel Network and asked about her view of the cityand the answer surprised me. She travels from East Sussex to Hantsand Surrey to attend her Angel Network sessions and although alsoinvolved in Brighton and Hove to a small extent, her problem waslimited time on her part and limited deal flow out of the city. Sherecognised the creativity in many of the opportunities she saw, butfelt she didn’t see enough businesses with a revenue track record andan ability to really scale and was prepared to travel elsewhere foropportunities.

I accept that growth is not the be all and end all for a business andthere are many small profitable businesses in the city returning agood living to their owners, our focus has been on businesses whoare trying to grow and meet that demand for scalability. Thesegrowth businesses provide the skilled employment opportunities

that the city, with its two universities, can support. There havealways been one or two businesses cracking on at an amazing paceat any time in the city, and I’m pleased to say that we have thatsituation right now.We also have a vitaland thriving freelancepopulation, someexcellent businesssupport and somegreat example ofbusinesses that havedone well and whoseoriginal entrepreneursare still involvedlocally. But in a citywhere, historically,less than 15% ofbusinesses employmore than 10 staffcould we do more?

Chatting to a few of our faster growing members their feeling wasthat not enough business owners in the city were truly entrepreneurs.Their definition of entrepreneurs being beyond just that of someonewho starts a business and more that of someone who builds a trulyscalable business and focuses absolutely on growth. Why doesn’t ithappen here more often? We have above average business start-upstatistics, and I applaud everyone who takes that step, also there areplenty of smaller, successful and profitable businesses in the city.There are also many business owners who work exceptionally hard,love their businesses but perhaps end up earning less than theywould if they were employed elsewhere.

I won’t be giving you an answer (yet) but I do know that we havecompanies fighting over scarce people resources in the city -resources that head up to London on a daily basis, we havecompanies doing the same or very similar things who could perhapsmerge and be more powerful and also perhaps we need to heed thecall from one of our speakers at our Leaders event: “Get some moneyin, take the risk and really go for it – I am”.

I want a good reason to phone that VC up and hear him say that hewould rather tell a Berlin entrepreneur that he would love to see himbut unfortunately he was getting on that train down to Brighton &Hove to see another great prospect.

Theprivaterented

sector is currentlythe fastestgrowing elementin the UKresidentialproperty arena.However, whenyou couple anaffordability crisiswith the withdrawal of the Code for Sustainable Homes, you mightconcede that there is a growing requirement for more comprehensiveregulation of private landlords.

This shouldn’t alarm most private landlords; for as a sector, theyhold a strong reputation for providing good quality housing that themarket demands. There is however a minority within this group,known to many as the irresponsible ‘slum landlord’, oftenundermining the reputation of others.

A well-known statement said amongst landlords is ‘would I live inthis property?’ Clearly, you won’t ideally be living in a one bedroomflat or studio with say, a family of four, but I believe the true meaningof the statement seeks to ask, ‘is it morally appropriate to expectsomeone to live in this property?’ Many of us will have viewedproperties; often HMOs (not to stereotype) that have us concludingthat the living conditions leave much to be desired.

Governments of the past have been reticent to address these issuesin the private sector due to the hypocrisy it would cause with councilhousing. Also, of course, because the private rented sector was neverso much of a significant segment of the housing market. But earlier inJanuary this year, Laura Sandys MP (Conservative, South Thanet2010-2015) presented the Private Rented Sector (Decent HomesStandards) Bill 2014-15 to Parliament, which proposed to set the basis(and raise the bar) for regulation of private landlords. New standardswould require landlords to keep a more responsible state of repair,meet the current statutory minimum standard for local authorityhousing stock, retain modern facilities and services and also provide areasonable degree of thermal comfort.

Despite the Bill not progressing through the Commons, theproposals signalled a change in attitude. Moreover, this Bill was notalone, for as you read this, the ‘Homes (Fitness for HumanHabitation)’ and the ‘Housing and Planning’ Bill’s (2015-16) maketheir way through the legislative process, adding pressure to theprivate sector and recent reports such as ‘Safe and Decent Homes:Solutions for a better private rented sector’, supported by Shelter andBritish Gas, offering recommendations on improving local authorities’enforcement powers and bringing private landlords to account, moreeffectively. To add to this (!), the Energy Act 2011 includes provisionsthat will outlaw EPC Rating F & G in commercial and residentialproperties from 1st April 2018, subject to limited exceptions.

It’s not all bad. As long as landlords in the private sector areresponsible and proactive, setting appropriate timetabled repairprogrammes with their portfolios, all of the above should notnegatively impact on returns; it will actually improve neighbourhoodsand communities and in turn, the capital values. But those that areirresponsible and fail to act, such as the ‘slum landlords’, will likelyfind that the squeeze on their investments has only just started!www.haydon-consulting.com

Last month Andrea Sutcliffe, the Care Quality Commission’schief inspector for adult social care, warned in The Telegraphthat four in ten care homes in the UK are below standard. She

added: “In this climate, it is critical that responses from local servicesto financial pressures do not increase risks to people’s health, safetyand wellbeing.”

Care home managers are under ever more pressure to cut costswithout reducing the levels of care. It may seem an impossible task,but Andy Tugwell, managing director of Hove-based TSS Facilities, hassome helpful advice for them as well as any other businesses lookingto keep a tight rein on spending. “People will have boilers servicedregularly, but many don't consider the quality of the water within theheating system,” he comments. “The quality of the water can have ahuge impact on the life of boilers because of corrosion and limescalebuild-up – and of course, you will be using more energy to heat thewater.”

Regular water treatment and monitoring is not, however, just aboutprolonging the life of the heating system and reducing monthly bills,explains Andy. “We recently installed a chlorine dioxide system in acare home. It’s particularly important in buildings where there is avulnerable population to ensure that the water is disinfected bysystems such as this. The system allowed us to safely lower thetemperature of the hot water to prevent scalding, withoutcompromising on water hygiene. This also reduced their costs as itmeant thermostatic valves were not required.”

Iam lucky enough to be going to Cuba next week and not to bereturning until Christmas Day. At about 10.30am on ChristmasDay, myself and my friend B will be touching-down at Gatwick in

the style of two very sun-tanned Christmas elves, which leaves itrather late for Christmas shopping, or Christmas anything, come tothat. Christmas in Landlady Towers is, in every eventuality a thing tobe avoided as it is rather too reliant on my being jolly in the companyof people I would quite like to murder under normal circumstances.

I have successfully passed the baton of Christmas to the verywonderful Big Daughter, who will be cooking Christmas lunch for thesecond year running in her flat in Hove. This would be perfect, if itwasn’t for the fact that her father has been invited and we currentlycannot be in the same town, let alone the same room togetherwithout him hurling insults at me once the double-brandies kick in.

On top of being quite rude, he is terribly unreliable and we stilldon’t know whether he’sgoing to grace us with hispresence or not, meaning Iwill either be going to TheBig Daughter’s fromGatwick, or home to stare atmy suntan at home alone.The Small Daughter is(rather reluctantly it appears) going to feed the homeless with herfather. I do hope her father is not cooking said food as the folk will bedead as well as homeless, thus negating the homeless issue.

But joking aside, I do admire them for so willingly giving up theirChristmas Day. I would be doing something similar myself if I wasn’tso much of a curmudgeon over Christmas. I would certainly ruin it foreveryone. Besides, every time I go to Cuba I return bereft of most ofmy clothes and shoes as I give them away to my friends in Havana, inspite of the fact that I always take over a suitcase full of stuff for them.

Although 2015 has been a year for great change in Cuba, nothingmuch has changed for the average Cuban on the street yet and theembargo is still in place, making the acquisition of many items wetake for granted very difficult. The window display of a City CentreCuban department store looks like the leftover, unwanted items at aWI Tombola...

I am in receipt of an almost daily email from my friend Yusi inHavana, with yet more items she is desperate for, thus ensuring that Iwill be fulfilling my 23KG luggage allowance for the first time in years.At least someone will have a Merry Christmas!!

In my shop at the moment I have a four- metre-long, old woodenshop sign for sale, (see photo offers in the region of £350)apologies for the gratuitous plug!

This came from a corner shop in Hove and is approximately 100years old. It is a lovely hand made sign and a typical example of theperiod, very similar to the one preserved in Church Road Hove.

Gigins Ltd were a family firm of bakers who for the first part of the20th century had several outlets throughout the town and eventuallybecame part of the 'Clarkes the Bakers' whose bakery was in FonthillRoad next to the Goldstone Ground.

My point being is that the amount of corner and local shops thatused to exist in the city was unbelievable. By just walking aroundareas such as PoetsCorner andHanover/Southover (seephoto of Southover Streeteven in the early 60s) itseemed that every cornerwas a shop sellingsomething to the locals(photo of butchers oncorner of RichmondStreet), meaningyou didn't reallyhave to leave thevicinity of yourown front door-step to buy allthat you neededto live.

My own bit ofadvice is this:when you walkaround theseareas alwayslook up at thewalls above theground floorwindows, asthere is a chanceyou may see theold embossed adverts still justreadable under years of outsidepainting. A great example of this isin Southover Street where an oldbutchers shop has the advertisingtag line of 'meat only taken fromlocal abattoirs', which althoughisn't the nicest thought, provesthat locally sourced food is not anew concept!Brighton and Hove Stuff, 28 WesternRoad, [email protected]

The tireless campaigners at Saltdean LidoCommunity Interest Company have raised£2.8 million so far to save their lido – but

need another £70k for an electricity sub-station topower the pools.

And so, they’ve launched a Wall of Fame and are invitinglido lovers to sponsor a brick which can feature names or acustomised message. The wall itself won't be built until next yearbut, in the meantime, donors will receive an attractive certificate that

can be wrapped up as a lovely Christmas present. Anyone who grew up in Brighton in the 1960s, 70s, 80s and early 90s

will have fond memories of the lido. However, between 1997-2012 thelease of the lido was in the hands of a businessman/developer fromBuckinghamshire.

For those of you who have visited the lido during that period therewas a reason it was rubbish – Mr Bad (as he was known locally) didn’twant it to be good. He didn’t want people to come. He had his eye onthe big bucks of redevelopment.

When he finally unveiled plans to fill in the pool and build flats, thecommunity mobilised determined to save its beloved pool.

It took them two years to get rid of Mr Bad. Once he’d been seen offlocal campaigners then had to persuade Brighton and Hove Councilas freeholder to give them the keys.

That was at the end of 2013. Since then two years of blood, sweatand tears have passed, but the group are really nearly there. Thevision was clear from the start: a brand new 40m outdoor pool with alovely paddling pool and wet play area for the kids. A grassy area forlounging about. Direct access to the beach so you can mix it up.Heated water for swimming seven months a year with an ice rink inthe winter. A place which is suitable for swimmers of all ages.

However, the group has recently hit a bit of a roadblock and arenow reaching out to lido lovers asking them to help by sponsoring abrick on its Wall of Fame. They need to raise £70,000 to build a newelectricity sub-station as there isn’t enough electricity capacity left inSaltdean to power the pools.

The group asked Brighton and Hove Council, as freeholder of thesite, to cover this unexpected expense. The council offered a loan ofjust £10,000 despite not contributing any funds to the £8millionalready raised by the local resident volunteers.

The group then asked UK Power Networks (which builds theinfrastructure for companies like EDF to provide electricity) to fundthe sub-station but the company said it couldn’t because ofregulatory issues.

Furthermore, existing grants cannot be re-allocated to cover thisunexpected expense.

The bricks on the Wall of Fame can feature namesor a customised message in memory of a loved

one. As the wall itself won't be built until nextyear, in the meantime, donors will receive a

certificate that can be wrapped up as alovely Christmas present. A brick is for lifenot just for Christmas!

Alternatively individuals – orcompanies – wishing to make a largerdonation is invited to meet the full cost of

a beach hut in the lido grounds or contactthe group direct to discuss the other
