The Keep opened onthe Lewes Road asone of the safestplaces in the county

to store historic records. Iwas lucky enough to get atour of its most secure areaswith County ArchivistElizabeth Hughes.

As a user of the LocalHistory Centre in BrightonMuseum, I was certainlydisappointed when it closed.Its replacement though – ajoint venture betweenBrighton & Hove CityCouncil, East Sussex CountyCouncil and the University ofSussex – may be a little outof the way but it is a quiteincredible public resource.

The Keep opened in 2013at a cost of £15 million withAtkins as architects/engineers and Kier ascontractor. It features yellowbrick and white render, andfew windows. Three largestrong rooms, each chilled,where natural light wouldultimately harm cherisheddocuments, contain tenmiles of shelves. Six mileshave been filled already.

The strong rooms containall manners of documentsincluding old deeds, maps,plans and reports. Ofparticular interest to me wasa series of models of theUniversity of Sussexincluding a scale model ofthe Gardner Arts Centre (nowcalled the AttenboroughCentre, I believe). Sortingand restoration roomsnearby show just howinvolved the archivingprocess can be. Freezing anynew item that is suspectedof contamination is just onestep in the process.

One highly secure area is acold store for photographs,negatives, videos, cassettetapes, CDs and all manner ofother items. It was here thatI came across scores ofphotos showing theconstruction of the Marina.No doubt this is the location of the Regency Society’s popular JamesGray Collection of local photographs too.An event on the history of food is taking place on Saturday 26thSeptember. We have much tobe optimisticabout. Figurespublished last

week show that Brightonand Hove had recordnumbers of tourists in 2014with 10 million day trippersand 1 million overnightstays. 

Tourism contributed £1.1billion to our economy andemployed nearly 22,000people. It is thecornerstone and lifebloodof our economy, vital forthe many hotels, shops andrestaurants that rely onthe tourist trade andsimply would not existwithout those visitors.

Brighton now is themost visited destinationin the South East outsideLondon (overtakingOxford), the most visitedseaside destination in theUK (overtaking Blackpool)and the only UK seasidedestination in the top tendestinations forinternational visitors.Brighton Pier is the onlytop ten UK visitorattraction outside Londonwith 4 million visitors.

Since Dr Richard Russelldeclared the healingbenefits of seawater in1750, Brighton has been atown founded on tourism,cemented by the arrival ofthe Prince Regent in 1783who built the flamboyant Royal Pavilion as his seaside pleasure palace. 

The Victorians took tourism to the masses and built the railway, thegrand seafront hotels, the Palace Pier, West Pier and the Chain Pier, theTheatre Royal and Volks Railway. 

The piers and Volks were all examples of cutting edge engineeringand bold architecture of their time. When the West Pier opened itdivided opinion amongst local residents, but later became recognisedas the finest pier ever built with Grade I listed status.

Whilst most seaside towns went into terminal decline after theadvent of the package holiday in the 1970s and more recently the lowcost airlines, Brighton has not rested on its laurels, but has continued toreinvent itself.

We have bucked the trend of the declining seaside town bycontinuing to develop new offers to keep the tourists coming: we addedthe Brighton Centre, Churchill Square and the Marina in my lifetime. Wealso created an exciting calendar of events such as the Festival, Fringeand Pride, which all draw in the crowds by the thousands.

The i360 very much follows in this history: like our Victorianforefathers, we are using cutting edge design and engineering to givethe tourists an exciting new reason to keep visiting. It’s official: student rentsare soaring• A recent report by the NationalUnion of Students has highlightedjust how much student rents arerising• Housing charity Shelter describesthem as “sky-high”• Unipol, a studentaccommodation charity, comparesthe 13% rent rise in the generalmarket with a 25% rise in studentrentsWith student numbers continuingto rise, thanks to the removal ofthe cap on student numbers, thisrocketing rent would seem tomake the student marketespecially attractive for landlords.This is especially so in Brighton,where students account for 14% ofthe population: that’s nearlydouble the UK average.

Will the student marketguarantee you a rentalincome this year?Things are never that simple,however.Student lets are typically forshorter periods than other types ofrentals. This can leave you lookingat significant void periods over theyear.As first-time renters students canalso prove to be more demandingon a landlord’s time and will oftenrequire guarantors. There may be a number ofchanges to those living in theproperty throughout the tenancycreating additional administrativeburden.In addition, there can be rentarrear problems to face. Shelter’s Private Tenant Surveyreveals that 50% of students arestruggling with rent and 40% ofstudent renters have needed toborrow money to meet their rentalpayments in the last year. This is asituation that can easily lead torent arrears.

In the first of a regular column, WayneGumbrell from City Wood Floors preparesus for some groundwork in quality flooring

Subfloors areessential to thelongevity of yourwood flooring as

much as the final finish orthe maintenance.

Many problems reportedwith wood flooring result from poor subfloor preparation and could soeasily have been avoided. Although you never see the subfloor under afinished floor covering, they are of vital importance for the overallquality, durability and general aesthetics of all flooring.

Correct subfloor preparation is essential for all wood flooringinstallation. The main conditions you need to check for are anymoisture issues as moisture ingress is one of the most common flooringissues, this is caused when moisture in the wood rises by “relativehumidity” (the moisture content of the surrounding air andenvironment). It is therefore imperative to test for moisture content inall subfloors and even walls prior to installation of final finishes, this willprevent cupping or warping of the floor caused by unsuitable fittingconditions.

The maximum moisture level in the subfloor does depend on themanufacturer’s recommendations as well as the species of wood andthe local climate. For hardwood floors the recommended maximumsubfloor moisture levels is typically between 12-13%, but it is in thefitter’s best interests to check with the manufacturer or company thefloor was purchased from to prevent any unnecessary errors.

If the moisture tests highlight above maximum recommendedmoisture levels, then the subfloor should be allowed more time to dryout before installing any wood flooring, this will help to prevent cracks,buckling, cupping or crowning of the floor.

Moisture content is tested with a hand held metre, these simple andyet vital checks for moisture can save both time and money in the longrun and ensure that the wood floor is installed in correct and suitableconditions.

In summary subfloors should always be checked; at City Wood Floorswe always survey for moisture in both the subfloor and walls as well aschecking the relative humidity etc before agreeing to install. Have you ever wonderedwhat the differencebetween living in a road,avenue, street, lane and

close is?Well, about £100,000 is the

answer, according to a new studyby Barclays Mortgages.

The lender found there is asignificant difference in the valueof properties depending on thefirst line of their address.

And top of the table when itcomes to expensive street namesis the word ‘lane’, which wasrevealed to be the most valuableaddress, with an average houseprice of £245,906.

Lanes were closely followed byways (£218,742), roads (£212,717),closes (£204,374) and avenues(£192,344). Surprisingly, it seemsliving on a street means yourhome could be worth less, withproperties in these areas found tohave an average value of just£142,374, some 29 per cent below

the national average.Across the country, living in a

lane is worth more than £100,000extra in terms of your house pricein comparison with setting uphome in a street.  In the south-east, this divide is even greater,

with a home in a lane said to beworth an average of £137,145more than a property in a street.

Commenting on the study,

Leaders’ National Sales Director,Kevin Shaw said:  “It’s interestingto see the variation in propertyvalues based on names of roads.However, anyone wanting to knowthe true value of their homeshould take these findings with apinch of salt. Averages can nevergive you a precise picture andeach home has its own uniquevalue based on its exact location,condition and distinctive features.

“It is likely, however, that yourhome has gone up considerably invalue over the last few years,whether you live on a lane, road,avenue, close, street or evensquare or crescent! Demand frombuyers is high across all areas ofthe UK and we are finding thatproperties of all types are sellingquickly for their full asking price.

“The average property inEngland and Wales is now worthin excess of £9,000 more than itwas a year ago, according to thelatest Land Registry figures. So if

Brighton Bed Centre has soldbeds from their shop inPortland Road for nearly 50years. The Hove based

The strangest request for a bedcame from a Sheikh of the UnitedArab Emirates, when the team atBrighton Bed Centre foundthemselves making a 60 foot widebed, with 12 king-sized beds,zipped and linked together. TheSheikh was very pleased, andjoined a long line of satisfiedcustomers, from far and wide.
